Course content
Many accountants, solicitors and tax advisers find that a significant number of the VAT problems brought to them by clients relate to property – these are typically high value transactions or expenditure in an unfamiliar area of VAT. This course will enable delegates to deal with these issues confidently. Key planning areas in the commercial property field, such as the option to tax and partial exemption, are dealt with, and the impact of anti-avoidance legislation is highlighted. In the residential property field, the course shows how to obtain and keep the benefit of zero rating and reduced rating. The course shows how to avoid common pitfalls in both commercial and residential property.
Learning outcomes include obtaining a greater understanding of:
- How VAT applies to buying, selling and renting buildings and property, and to building services.
- Planning for partial exemption, including the use of standard and special methods.
- The use of the option to tax, including the related anti-avoidance rules, and revocation of the option.

- The Capital Goods Scheme.
- Transfers of a property as part of a transfer of a business as a going concern.
- Structuring ownership and construction contracts to minimise VAT cost.
- Planning to maximise the benefit of the zero rate on residential construction and the reduced rate on residential refurbishment.
- Recent VAT cases and other developments in the field of buildings and property.
