Overview

Learn to Source Properties and sell them to investors for substantial fees - create an additional income for your agency now!

As an Estate or Letting Agent, you're already a property expert in your area - but most agents know very little about property investing and don't provide a great service to investors.

We want to change that, by educating agents across the UK and teaching them the creative strategies currently being used by investors to build their portfolios.

Most agents try to increase revenue by increasing volume because more stock equals more commissions.

But, what if you could simply get paid a larger additional fee on properties that met certain criteria? Then you could increase your efficiency rather than your stock.

For example:

An agent sells a classic 3-bed terrace to a family for £100k, charging the vendor a 1% fee. The agent makes £1,000 on the sale. Job done.

Or...

An agent who knows how to source properties for investors would look at the very same property and see the investment opportunity, package the deal and sell it to an investor for a fee.

Like this:

The agent sells the 3-bed terrace to an investor and charges them a £3,000 sourcing fee.

The investor has a large portfolio and doesn't self-manage. The agent manages the property for 10% of rent collected (£50 month).

He also charges the vendor 1% to sell the property (£1,000).

The agent makes £4,000 on the sale and £50 a month managing the property.

The investor will likely return regularly to buy more properties from the agent as they provided a hands-off investment for a reasonable fee.

The example above demonstrates how you can simply generate more fees from the same stock and increase your efficiency instead of your workload.

Demand for investment property is enormous and growing daily, there's never been a better time to start sourcing properties.

Don't worry if you're a Letting Agent and you don't do sales, many of the rental properties on your books are perfect for R2R.

You can lease them to investors who offer guaranteed rent to your landlords, a typical fee for a R2R deal is around £3,500 for a 3-5 year lease.

Who is this course for?

This course has been created specifically for Estate Agents and Letting Agents in the UK.

If you're looking to create a significant additional income for your business with minimal extra work, our property sourcing course is for you!

Requirements

There are no pre-requisites for this course.

However, we strongly recommend that only Estate and Letting Agents or those with property experience take the course.

We don't go in-depth when covering common exit strategies such as Single Lets and HMO's, as agents are expected to have a good understanding of these already.

Career path

Property Sourcing often leads to taking on properties yourself and building your own portfolio.

It makes sense when you think about it, a typical deal is worth £3000 when sold to an investor. That deal may produce an £18,000 profit for the investor over 3 years.

Sourcers will commonly 'cherry-pick' the best deals for themselves and build substantial portfolios very quickly.

FAQs

What does study method mean?

Study method describes the format in which the course will be delivered. At reed.co.uk courses are delivered in a number of ways, including online courses, where the course content can be accessed online remotely, and classroom courses, where courses are delivered in person at a classroom venue.

What are CPD hours/points?

What is a ‘regulated qualification’?

A regulated qualification is delivered by a learning institution which is regulated by a government body. In England, the government body which regulates courses is Ofqual. Ofqual regulated qualifications sit on the Regulated Qualifications Framework (RQF), which can help students understand how different qualifications in different fields compare to each other. The framework also helps students to understand what qualifications they need to progress towards a higher learning goal, such as a university degree or equivalent higher education award.

What is an ‘endorsed’ course?

An endorsed course is a skills based course which has been checked over and approved by an independent awarding body. Endorsed courses are not regulated so do not result in a qualification - however, the student can usually purchase a certificate showing the awarding body’s logo if they wish. Certain awarding bodies - such as ABC Awards and TQUK - have developed endorsement schemes as a way to help students select the best skills based courses for them.
