Description

What will you learn in this Advanced Real Estate Course

Module 1

In this module you will learn all about What Is Real Estate Investing? Real estate investing is a broad category of operating, investing, and financial activities centered around making money from tangible property or cash flows somehow tied to a tangible property.

Module 2

This module will teach you about Basic Rental Properties. This is an investment as old as the practice of land ownership. A person will buy a property and rent it out to a tenant. The owner, the landlord, is responsible for paying the mortgage, taxes and maintenance of the property.

Module 3

In this module you will learn all about Why invest in property? Commercial UK real estate has performed strongly in recent years, with investors attracted to the potential for healthy yields and portfolio diversification.

Module 4

This module will teach you about Investment After Brexit. Level-headedness returned to the property market after a strong initial reaction to the EU referendum result. But current calm is no indicator of future sentiment. The prime minister’s vision for Brexit, set out on 17 January, may have been welcomed for its clarity, but political volatility is sure to rise as the EU and UK head into negotiations.

Module 5

In this module you will learn all about Recent Housing Market Developments. The EU referendum result has been a shock to the UK economy and the housing market. Shares in homebuilders have been amongst the worst performers on the FTSE. Some estate agents have issued profit warnings and predicted significantly lower revenue this year because of the referendum result.

Module 6

This module will teach you about Managing Client Expectation. One of the biggest challenges any real estate agent can face is not knowing how to manage their customer’s expectations. It’s probably the most difficult thing that real estate agents have to do in this field. Clients, especially those buying or selling for the first time, might have unrealistic expectations from your services.

Module 7

In this module you will learn all about Best Practices of Customer Service. There’s no industry where customer service (client service, if you prefer) is more essential than it is in real estate–an opinion I’ve found support for even as the list of industries and professional services niches for which I’m a customer service consultant and speaker has climbed above a dozen.

Module 8

This module will teach you about Finance in Real Estate. The most common way of raising finance in the UK is to borrow from a bank or other funder. It will lend a proportion of the purchase price, which in the current economic climate, will be between 50% to 60% for premier properties (previously much higher deals were often seen of up to 90% or more).

Module 9

In this module you will learn all about Acquisition Costs. There are two taxes which are relevant to acquiring property in England and Wales, namely Stamp Duty Land Tax (“SDLT”) and Value Added Tax (“VAT”). SDLT is charged on land and property transactions in the UK. The tax is charged at different rates and has different thresholds for different types of property and different values of transaction.

Module 10

This module will teach you about Land Usage. If there are any restrictions on the use of the land, these will be identified in the Report on Title. For example, in some cases the land may be subject to restrictions on the type of building which is permitted to be constructed or there may be rights identified in favour of adjoining land such as an access to light or third party rights. These rights usually bind not only the original parties who create them but also those who purchase the land subsequently.

Module 11

In this module you will learn all about What is Property Development? Property development is the continual reconfiguration of the built environment to meet society’s needs.New apartments, townhouses, road, sewers, houses, office buildings and shopping complexes don’t just happen. Somebody must motivate and manage the creation, the maintenance and then the eventual re-creation of the spaces in which we live, work and play.

Module 12

This module will teach you about The Risks of Property Development. It sounds so easy – but there must be a catch and there is. Over the years I have seen many inexperienced property developers and quite a few that I thought were smarter than I go broke.

Module 13

In this module you will learn all about The Stages of a Property Development. Developers follow a sequence of steps from the moment they first conceive a project to the time they complete the physical construction and begin ongoing asset management.
