BLOCK MANAGER - RESIDENTIAL

An opportunity for an experienced block manager to join a professional team, managing prestigious residential and mixed use developments in Manchester and other major cities in the UK. Duties include:

  • Client and resident liaison
  • Property Inspections and Maintenance - Inspections and Reports re communal areas of residential blocks
  • Identify opportunities of improvement within a development
  • Dealing with contractors, negotiating contracts
  • Preparing service charge budgets for your portfolio
  • Dealing with leaseholder enquiries, emails and correspondence
  • Liaising with and instructing surveyors
  • Overseeing section 20 and major works
  • Attending resident & RMC meetings
  • Managing site staff
  • Awareness of Health & Safety legislation

Requirements

  • Experience of complex residential facilities management or similar experience of inspecting and assessing quality defined criteria and implementing solutions
  • Excellent knowledge of property management, service charges, health and safety, personal safety
  • Proven communication skills
  • Excellent team player
  • Able to demonstrate experience of delivering customer focused services in a demanding environment
  • Strong IT skills - MS Office suite and internal computer systems to devises
  • Provide a full professional property management service on behalf of freehold clients, developers and residential management companies, in accordance with the terms of the management agreement/SLA’s
  • RICS / IRPM qualifications would be an advantage, but high quality candidates will be encouraged to further their professional development
