Overview
With a career spanning over 40 years ago, I’ve have been fortunate to be involved in a range of commercial projects as a developer, architect and development manager serving commercial real estate developers. Having worked in both the residential and commercial sectors, I have found the latter to be more financially rewarding. However, it does not come without challenges. Therefore, if you intend establishing a development career in the commercial real estate sector, it is vital that you educate yourself in the finer aspects of this complex area. In addition, it is imperative you gain some experience before venturing on your own. It can be achieved by initially investing into this sector through a listed company or to partner with a seasoned commercial developer.
Success in developing and investing commercial real estate, is based on an all-encompassing blend of knowledge and experience covering aspects of market research and trends, development economics, effective management, financial leveraging, and a good understanding of construction. So, when selecting a book or taking a course on commercial real estate, select one where the author who is providing an education based on personal experience.
When I penned this course, I found that there were so many topics to cover under commercial real estate. Therefore, this course comes in two parts. Part A covers the Fundamentals of Commercial development and investment. While Part B provides details of the various Commercial Asset Classes from small office developments to regional shopping centres supported with case studies.
Under Part A “Fundamentals in developing and investing in Commercial Real Estates”, you will learn the key principles and market forces that drives the demand for commercial property. It analyses how to find and negotiate in securing a preferred development site, undertaking financial feasibility studies, architectural design, securing development approval, tax benefits, ownership structures, and various funding models through to marketing and pre-leasing. Under Part B “Commercial Real Estate Asset Classes”, you get a good understanding of how each type of commercial property functions in order to maximise returns.
While this course is based on the Australian context, many of the fundamentals are similar to other countries with the exception of tax laws relevant to the specific country.
