Our client is a multi-disciplined firm of chartered surveyors based in Warwickshire. They provide their Clients with specialist property advice and they’re "regulated by RICS", giving their clients reassurance that their money is stringently protected and their services meet the expectations of a business with Chartered status.

OVERVIEW OF GRADUATE OPPORTUNITY:

A commercial/residential surveyor deals with all aspects of residential and commercial property in both the private and public sectors. Principal activities are related to the management, purchase, sale, or leasing of land and property, as well as valuing and surveying property.

TRAINING:

When you begin your employment with this forward-thinking firm, you will have the opportunity to shadow professionals as well as spend time in the main office developing an understanding of the work, clients and properties the business works with.

Key responsibilities to start with include:

  • Preparing properties for marketing
  • Ensuring relevant documentation is in place and compliant including EPC’s
  • Deal with incoming enquiries
  • Assisting on inspections on valuations including understanding how to take accurate measurements of sites/premises
  • Researching and pulling facts together including sourcing comparisons
  • write detailed reports on property for purposes such as rent reviews, investment potential, valuations for mortgages and other purposes, marketability and building surveys
  • Assisting in the business, providing support to the team

As your knowledge and training on the APC progresses and completes you will have the opportunity to (dependent on which area you specialise in):

  • assess the impact of a major development in terms of economic viability and environmental impact;
  • visit sites at all stages of development, from green field to foundations and completed buildings;
  • negotiate with confidence, orally and in writing, on issues such as rents
  • sell and buy properties and sites on behalf of clients
  • apply appropriate law for landlord and tenant negotiations and enforce health and safety regulations
  • assess properties for business rates, capital taxation, acquisitions and disposals
  • manage large property portfolios for your clients and advise them on the purchase and sale of individual investments (if you specialise in investment);
  • manage all kinds of property on behalf of a landlord to meet the landlord's contractual obligations; this will include ensuring compliance with the conditions of the tenancy, collecting rents and handling building maintenance and repair (if you specialise in management)
  • work closely with other professionals such as highways and structural engineers, town planners and architects, in considering new developments

PERSON SPECIFICATION:

  • Degree in Estate Managementor degree course that is RICS recognised
  • Personable
  • Honest & Trustworthy
  • Excellent attention to detail
  • Ability to communicate on all levels
  • IT literate
  • Interested in professional development including wanting to study the APC
  • Driving licence & transport (desirable)
