Hutchison Ports has an exciting opportunity for a Senior Real Estates Manager to join the production department.

Location: Port of Felixstowe, UK

Salary: Up to £80,000 per annum (depending on skills and experience)

Job Type: Full-Time, Permanent

Hours: 37.5 hours per week – open to flexibility

Senior Real Estates Manager – The Role:

Hutchison Ports (UK) - Port of Felixstowe is the largest deep-water Port in the UK and to support our continued growth and development we are looking to recruit a Senior Manager – Real Estate to join our Planning & Infrastructure department.

Reporting to the Head of Planning & Infrastructure the role holder will have line management responsibility for the Real Estate team, ensuring the delivery of HPUK real estate requirements across Felixstowe, Harwich and London Thamesport. This will require liaison with both internal and external stakeholders as well as our professional advisors.

Senior Real Estates Manager – Key Responsibilities:

- Control and management of business rates (total rateable value exceeding £28m) and the relationship with the Valuation Office Agency, the external consultancy resource for Business Rates across the three UK ports. Identify and achieve savings and reliefs on business rates and continually seek cost reduction initiatives

- Providing professional asset management duties, advise on landlord and tenant matters, acquisition and disposal of owned or leased property and all aspects of property management

- Managing the large property portfolio and delivering in line with HPUK’s strategic property objectives, budgets and targets

- Maximising commercial revenue from property assets, effectively manage and ensure property assets are fully, effectively, and efficiently utilised to deliver a positive commercial return

- Liaise directly with counterparties, advisors and legal teams in negotiating options and terms of property agreements and leases

- Key stakeholder management of relationships with parties such as: Trinity College Cambridge, National Grid and The Crown Estate

- Managing commercial relationships with the key tenants across all sites including negotiation and management of property contracts

- Enforcing compliance with lease and licence teams and relevant legal requirements

- Delivering effective financial control, administration, and husbandry of all property-related matters

- Preparing the Real Estate budget and be accountable for its delivery. Provide input to Head of Planning and Infrastructure to ensure effective financial reporting and planning

- Undertake thorough and detailed analysis of risks and opportunities, delivering recommendations to the Head of Planning and Infrastructure and to the Executives

- Responsible for the line management of the Real Estate team

Senior Real Estates Manager – Who are we looking for

Essential Criteria:

- Chartered Surveyor – preferably MRICS qualified with significant experience within a varied industrial / utility setting

- Extensive post qualifying experience

- Line Management experience

- Experience and understanding budget control and management

- Working understanding of Business Rates, Landlord and Tenant matters/law and property law and planning

- Full UK Driver’s Licence
