I am currently recruiting for a Senior Estates Valuation Surveyor on behalf of my client, a leading public sector organisation based in Leicestershire (LE1).

Joining their Asset Strategy, Valuation and Commercial Real Estate Teams. With your work involving a diverse range of land and property types including commercial, industrial, residential, retail, agricultural, tourism, business premises and operational property.

Duties will include:

  • Increase commercial property portfolio yield and arrears/risk minimised through close operational management of the commercial portfolio.
  • Manage the optimisation of commercial property asset revenue and minimise the costs of operation through effective and detailed monitoring of an assigned property portfolio.
  • Continuously assess asset relevance by making timely decisions regarding life cycle and investment/disposal opportunities though key maintenance and capital programme management.
  • Operationally manage a portfolio of commercial property growth and projects that support a multi-million Profit and Loss Account for the commercial estate, whilst controlling its exposure to financial risk.
  • Undertake budget planning, forecasting, and monitoring (including arrears).
  • Provide professional commercial, investment, acquisitions, and disposals advice and professional valuation services to inform senior decision-making and provide stakeholder advice.
  • Ensure formal tenant management programmes are in place for all commercial land and property.

To be successful in this role, you will have:

  • Extensive experience in the day to day management of a commercial property and/or estates portfolio of assets in a multi-site environment
  • Substantial experience in providing Red Book Asset Valuations to meet relevant standards
  • Considerable experience in managing project-based development, investment, acquisition and disposal of land and property assets. Negotiating leases/letting and acquisitions, investments and disposals with regard to ensuring optimum return
  • Professional and expert technical knowledge and skill in the development, valuation, commercial or corporate real estate management of property asset portfolios to grow and optimise the portfolio, and, generate revenue and capital receipts to corporate objectives
  • Significant knowledge in understanding land and property purchasing including the production of planned programmes of sale
  • Hold a current RICS Red Book Valuation Certificate (certified RICS Registered Valuer) OR be committed to obtaining this within 6 months of appointment
  • Experience of developing property policy in land and property transactions in relation to acquisitions, disposals, and transfer of assets for Community Governance

This is a full time post, 37 hours per week Monday-Friday. Salary ranges from £48,474 to £51,515 depending on experience.
