Residential Lettings Property Manager
Simmons & Sons is a firm of Chartered Surveyors with offices in Buckinghamshire, Hampshire, Oxfordshire and Surrey operating across a wide range of property sectors.
We have an immediate requirement for a Residential Property Manager working in our Basingstoke Lettings Department. We are looking for a reliable, organised, computer literate and naturally helpful individual. Someone who is happy to work within a team and who prides themselves on delivering exceptional customer service.
Your tasks will include but not be limited to:
- Looking after approximately 130 residential properties
- Property inspections
- Pre-tenancy checks
- Liaising with Landlords, contractors and Tenants
- To arrange all routine and emergency maintenance as needed
- Maintaining accurate maintenance records
- Ensuring all properties are safety compliant with current regulations
- Dealing with check out report and dilapidation claim to landlord
- To carry out negotiations between both landlord and tenant to agree deposit release
- Liaise with TDS where applicable
- Dealing with daily/weekly error and warning reports for funds, work orders and inspections
- Liaising with Accounts and Lettings team internally
- Previous experience in a similar role preferred
- ARLA qualified - opportunity to train for these qualifications available
- Experience with MRI software package or similar residential property management software
- Reporting to the Lettings Manager
This role would ideally suit someone experienced in residential property management, however this is not essential. A competitive package according to skills and experience will be offered for the right candidate long with necessary training. Applicants will need a full driving licence and have their own car.
Hours of Work: 0900 to 1730 Monday to Friday
