This established and forward thinking independent Letting Agents are now looking for a Property Manager who will assist in looking after their property portfolio.
Property Manager
The Role:
- Day to day management of the Property Management department
- Supervision of the portfolio managers
- Onboarding and training new portfolio managers joining the team
- Supporting other portfolio managers and answering queries
- Ensuring compliance is 100% on Gas certs, EICR, EPC, HMO Licences etc
- First line complaint handling for the department
- Organising and delivering where appropriate, training for the department
- Point of contact with software suppliers
- Ensuring renewals are up to date
- Ensuring inspections are up to date
- Ensuring arrears are kept on top of and less than 10% of the portfolio
- Ensuring deposits are registered within the correct time frames
- Ensuring deposits returns are administered through depositary in a timely manner
- Contractor onboarding and ensuring they have the correct insurances
- Monitoring Fixflo and ensuring maintenance is dealt with in a timely manner
- Running the weekly property management meeting
- Attendance at the weekly management meeting
- Ensuring processes are followed by the team
- Reporting to the directors on team issues and performance
- Forward planning of staffing/resources as and when required
- Completing tasks allocated to the team by the Directors
- Looking for opportunities to increase efficiency and profit
- Meetings with landlords as and when required
- Landlord retention across the portfolio
- Any other tasks as reasonably required by the business
- Property inspections (check ins and check outs are outsourced)
Property Manager
Skills Required:
A calm, unflappable person, with strength of character (required when dealing with issues like return of deposits or repairs required to a property)
Systematic approach with strong administrative skills
Problem solver
Ability to work under pressure, whilst maintaining attention to detail
Secretarial skills would help so that the applicant would be able to generate their own letters.
Ability to operate Word/Eexce/SecureSign/FixFlo preferable
Property Manager
This role is a pivotal position. The main focus is the issues surrounding property maintenance, property management and deposit resolution at the end of the tenancy. It requires a special talent to keep both the landlord and tenant 'on side’. For example, sometimes a tenant can get quite stressed when there is a relatively minor delay on the repair of a washing machine etc.
At the same time, there is the occasional landlord who may need to be pushed to spend money on his/her property. The person who will fulfil this role successfully will need to have all of the skills listed previously. The job can often be very demanding.

Remuneration:
- Basic salary £25,000 to £28,000 depending on experience. Working hours are 9.00am to 5.30pm Monday - Friday.
