Job Overview:
Our client is an innovative, hungry, and market-leading student lettings and management company within Nottingham. About You:
The ideal candidate will be a responsible self-starter who can lead and take ownership of the day-to-day running of the clients' portfolios. The primary focus will be on providing exceptional levels of customer experience to tenants and managing the ongoing relationship with landlords through effective execution of maintenance, compliance, letting/advertising, and problem-solving on a daily basis.
You will need to be highly organised, able to multitask with ease, and comfortable working in a high-pressure environment. Your main tasks will include taking inbound phone calls, problem-solving maintenance queries, instructing contractors with clear instructions and time frames, ensuring 100% occupancy for the following term, and developing innovative ways to enhance the clients' experience.
Key Responsibilities:
- Receive requests for maintenance faults, prioritising as needed (major or minor fault).
- Instruct contractors with clear instructions and time frames.
- Monitor progress of jobs, hastening progress, and ensuring completion.
- Process lettings applications from beginning to end.
- Handle complaints and strive for resolution before escalation.
- Liaise with tenants, guarantors, and landlords daily.
- Provide support to operational colleagues.
- Undertake property inspections and organise reactive maintenance.
- Report information clearly and accurately to the landlord.
- Build and maintain lasting relationships with tenants and landlords.
- Keep advertisements up to date and relevant for portfolio voids.
- Accurately update information onto in-house systems and embrace a knowledge-sharing culture.
- Contribute to the letting of your portfolio, including undertaking viewings.
Additionally:
- Assist with general office administration.
- Embrace and contribute to the company culture.
Qualifications and Requirements:
- Previous experience as a Property Manager in a busy student portfolio.
- Familiarity with office equipment, including printers and computers.
- Excellent organisational and time-management skills.
- Strong written and oral communication skills.
- Experience with Microsoft Office is essential.
- Problem-solving attitude with an eye for detail.
- Competent and assured phone manner.
- Knowledge of Arthur software is advantageous.
- Experience in dealing with Student HMOs is advantageous.
