An excellent opportunity to join our client at their Head Office in Bracknell as a New Homes Sales Manager, reporting directly to the Operations Director, you will work with all CGEAL departments in order to drive market share, revenue and profits from New Homes Sales.

Key Responsibilities:

  • To take responsibility for all CGEAL New Homes (NH) sales sites and clients
  • To secure new instructions for the division in line with approved fee and service structures.
  • To be responsible for the process of bringing sites to market effectively to include all aspects of marketing sites, working within budgets agreed
  • To work closely with the Administration and Marketing Teams on the design of all related branded marketing material to agreed budgets and to ensure that CGEAL are compliant in all matters related to NH sales
  • Responsibility for Client management of all NH site clients as the first point of contact for all matter related to the marketing and sales activity NH sites
  • Oversee NH site activities & marketing to ensure the a strong reputation of the site, client and company
  • Work with SST (centralised Sales Progression team) to help drive the conversion and speed of the sales pipeline to exchanges by ensuring clients are fully prepared and that quick exchange target dates are set for all deals
  • Increase our penetration and market share of the NH sales market by targeting developers
  • To be the main liaison between the NH sales department and Branches and drive sales activity/traffic from CGEAL branches to NH sales sites
  • To work closely with the PRS Lettings Director to assist in Lettings activities with specific reference to the driving of instructions for CGEAL New Homes
  • To take responsibility for all health and safety related matters with regards to the marketing of NH sales sites such as site safety. Ensure all branch teams are adequately briefed for appointments they are required to undertake
  • To ensure that levels of third party sales and cross sales of CGEAL and approved partner products are to target levels

Tasks:

  • To attend conference calls and branch meetings with managers to discuss NH sales performance
  • To be aware of all potential NH sales site instructions and to regularly contact developers to obtain instructions
  • Complete research into pricing for sites and attend branch and site visits and meet with developers to discuss appraisals/pricing
  • To proactively arrange and attend meetings with developers to pitch for new instructions
  • To regularly attend NH sales sites including special product launches which may take place outside of standard contracted hours
  • To keep in regular contact (minimum once weekly) with all NH sales developer clients and report feedback to them on sales progress and pricing strategy
  • To speak to the SST manager weekly to discuss progress on the NH sales pipeline
  • To organise the advertising of sites to include press advertising, boards and internet
  • Maximise online and social publicity of the division and individual site successes to further promote the business in the NH market place
  • To attend operational meetings with the Operations Director and Managing Director to report on activity and results
  • Continuous review of all marketing material to ensure its relevant and up to date and meets both the needs of the client and CGEAL

Person Specification:

  • Strong experience and success in a similar New Homes Sales role within an Estate Agent
  • An individual with high standards of personal presentation
  • The ability to produce and interrogate reports
  • A skilled sales person able to secure financially profitable instructions and sales opportunities on behalf of the company
  • Skilled manager of sales people; able to motivate individuals against targets and to achieve record successes
  • Structured and organised individual; able to ensure business standards and company business priorities are maintained and focused upon across multiple sites
  • A person with a high degree of personal integrity to ensure the company reputation is maintained at all times
  • An 'ideas’ person able to develop proposals for raising departmental and wider regional profile for the company
