The Maintenance Operative will become a valuable member of their existing team, reporting directly to the Maintenance Manager. Your main responsibilities will involve executing in-house maintenance tasks efficiently, utilising available resources, and collaborating effectively with colleagues and external contractors to ensure top-notch service delivery.

Main Responsibilities as a Maintenance Operative

  • Conducting and supporting ongoing maintenance management activities for managed developments, ensuring timely completion of maintenance and risk management tasks.
  • Providing general maintenance assistance across our clients portfolio according to predefined inspection schedules.
  • Performing and documenting results of weekly, monthly, and other cyclical checks, including Fire Door compliance, Emergency Lighting testing, Smoke Ventilation system testing, and Lift Line testing.
  • Reporting and addressing defects or incidents in consultation with the line manager.
  • Ensuring all routine maintenance tasks are completed to high standards and properly recorded.
  • Delivering clear and concise inspection reports and recommendations.
  • Providing excellent service to both internal and external customers.
  • Maintaining and securely storing all tools, allowing access only to authorized personnel.
  • Supporting portfolio risk management routines and ensuring compliance with established systems and processes.
  • Collaborating with Property Managers and Site Management Teams for risk assessments and routine-cycle testing.
  • Completing risk actions, equipment testing, and maintaining detailed records within our system.

Experience & Skills Required

  • Proficiency in routine and proactive maintenance procedures.
  • Strong understanding of Health & Safety regulations and risk assessments, with relevant qualifications and certifications being advantageous.
  • Familiarity with building systems and previous experience in a built environment role.
  • Ability to work independently and make critical decisions when necessary.
  • Positive and proactive attitude towards planning and efficient work.
  • Good communication skills, both verbal and written, along with basic computer skills (Outlook, Word, Excel).
  • Experience in pre-planned maintenance routines.
  • Team player with the ability to perform well under pressure.
  • Attention to detail and strong organizational skills.
  • Excellent communication and customer service skills.
  • Effective time management and results-focused approach.
  • Logical and methodical problem-solving skills.
  • Motivated self-starter who takes ownership and prioritizes workload effectively.
