City & Capital are currently representing a highly successful & high end boutique property management company who have retained our services to appoint an ambitious, confident and proactive Lettings Manager to their growing team, at an exciting time.

Our client owns and operates a portfolio of prime and super prime properties in the heart of London, designed to support a high net and ultra-high net worth client base, meaning there is high demand for excellent quality and service.

The company has active plans to grow this portfolio substantially over the period ahead and in advance of this, are focussing on making a number of key hires across the team.

A key hire they are looking to make is for a Lettings Manager who will work closely with the broader property management team as properties are onboarded to the portfolio or at the point where tenancies are due to draw to a close. When the time is right for a property to be marketed for rent, you will engage the relevant agencies to ensure that the marketing of the property is agreed and well managed.

For advertised properties, you will then manage the process 'ongoing’ until tenants are confirmed and onboarded. Throughout you will liaise with the estate agencies to plan and attend viewings at each relevant property within the portfolio. You will work with prospective clients to help them to understand each property, and guide them through the final stages of the process to complete rental agreements prior to entry to the property.

This will be a busy role as you balance high end short and long term rental requirements in London.

The core duties of the role will include (but may not be limited to):

  • Identify & grow relationships with the relevant quality of estate agency/property agency
  • Ensuring that properties are let and meet the desired target market
  • Be the main point of contact for potential & future tenants
  • Ensuring the transition from prospect to tenant is a seamless and enjoyable journey
  • Assist with both short and long term lets, as required
  • Oversight & delivery of property rental tasks, including troubleshooting
  • Ensure compliance to the relevant regulations or governance that is applicable
  • Co-ordinate and deliver all planned viewings of properties
  • Conduct interviews with potential tenants, managing day to day communication
  • Handling direct enquiries from agencies and tenants to the business
  • Assist with the development of collateral for marketing properties, such as brochures etc…
  • Maintain rental and tenant reporting, as required

Due to the above, the ideal individual will be an extremely good communicator and confident in their delivery to high end clients. You will understand and relate how properties within the portfolio can meet the exacting needs of such clients and will be able to represent property features and benefits in a way that the client understands.

You will be happy and at your best working in a fast paced and growing environment. You will thrive within a busy environment, driven by tight deadlines & high standards. You will be exceptionally well presented at all times, and will be an excellent relationship manager in your approach.

You will be proactive in your working style with the required flexibility to react to the changing needs of clients, as and when needed.

The ideal candidate will…

  • Demonstrate a minimum of 2 years’ experience in lettings negotiations
  • Have a proven track record of building strong & lasting relationships with property agencies
  • Be comfortable working to extremely high standards and expectations
  • Thrive under pressure and happy to work to tight deadlines, as required by clients
  • Be results driven and keen to achieve maximum performance, at all times
  • Demonstrate a high knowledge of the lettings process, including referencing and contracts
  • Be familiar with the Central London area, market trends and local property values
  • Demonstrate excellent organisation skills to manage different projects simultaneously
  • Be a strong collaborator internally with the broader management team
  • Show a good sense of prioritisation to tackle the right tasks, first
  • Take a proactive approach to work, quick to spot threats & opportunities & to address them
  • Demonstrate outstanding verbal and written communication skills

Our client are ideally looking to pay up to c£50k as a basic salary for the ideal individual relevant to experience, as you would expect. Higher offers may also be considered for exceptional experience and talent. Salary is also complemented by an excellent bonus potential too, which helps to drive annual earnings significantly, year on year.

This role will be based in our clients HQ in central London. This is critical due to the locations of the property portfolio & the highly collaborative nature of the team. Due to the nature of who our client is and the exciting circumstances around growth and future opportunity, we do not expect this role to be on the market for long!
