Job Title: Junior Property Manager with Viewing Responsibilities

Location: Bexleyheath

Overview:

Our client is seeking a motivated and enthusiastic Junior Property Manager with a keen interest in the property industry to join their growing team. This role offers a unique opportunity for career growth and development, as it involves not only assisting in the management of residential properties but also conducting property viewings. The ideal candidate will possess strong organisational skills, excellent communication abilities, and a proactive attitude towards learning and taking on new responsibilities.

Key Responsibilities:

Property Management:

  • Assist the senior property manager in the day-to-day management of residential properties, including maintenance coordination, tenant communication, and lease administration.
  • Conduct regular property inspections to assess condition, identify maintenance issues, and ensure compliance with health and safety regulations.
  • Assist with tenant move-in and move-out procedures, including conducting inspections, documenting property condition, and handling security deposits.
  • Facilitate the leasing process, including screening potential tenants, drafting tenancy agreements, and conducting move-in and move-out inspections.
  • Foster positive relationships with tenants to promote tenant satisfaction and retention.
  • Being pro-active in chasing arrears and management issues, whilst updating both tenants and landlords on such issues.


Viewings:

  • Arrange and conduct property viewings for prospective tenants, showcasing properties.
  • Negotiate rental terms and conditions between tenants and landlords.
  • Prepare tenancy agreements, rental applications, and other relevant documentation in accordance with legal and regulatory requirements.
  • Assist with tenant referencing, credit checks, and other screening procedures to ensure the suitability of prospective tenants.

Qualifications and Skills:

  • Previous experience in property management, real estate, or a related field is preferred but not essential.
  • Excellent communication skills, both verbal and written, with the ability to interact effectively with tenants, landlords, and colleagues.
  • Strong organisational skills and attention to detail, with the ability to prioritise tasks and manage time efficiently.
  • A proactive and customer-focused attitude, with a willingness to learn and take on new challenges.
  • A full UK driving licence and own car.

This role primarily operates in an office environment but may require travel to properties for inspections and viewings.
