Our client is an Exeter based Real Estate Investment Company, with a portfolio of Commercial and Residential properties in the South West area. They are now looking to add a Property Manager to the team to help manage the property portfolio, offering a competitive salary of £30-36,000 depending on experience.

Working directly with the company directors, surveyors and administration support, the role will be responsible for assisting in the day-to-day management of properties within the portfolio, including Industrial, Retail, Office and Residential properties. These are mainly based around Exeter and Devon but there are also a handful in Bristol, Bath & Cornwall which will require occasional visits.

Specific responsibilities will include:

Portfolio Management:

  • Liaison with tenants on all routine lease and property repair matters
  • Landlord facilities management and property maintenance co-ordination
  • Assisting with service charge management, documentation and inspections
  • Co-ordinating and analysing relevant risk assessments and implementing agreed action plans
  • Property inspections
  • Ensuring Landlord and tenant compliance requirements are completed and documented
  • Maintenance of required property registers
  • Organising electrical / Gas safety Inspections and other statutory requirements compliance
  • Attending tenant changes
  • Carrying out viewings on Residential, and occasionally Commercial properties
  • Out of hours emergency phone calls and coordination on occasion (shared with others)


Your profile:

  • You will be self-motivated and able to work on your own initiative. You will enjoy working in a small team and being responsible for making things happen.
  • You will have a track record of demonstrable high performance in previous roles
  • You will be comfortable being hands on with tasks on occasion, and have a history of problem solving
  • Having experience in Residential/ Commercial/facilities / block or property management puts an applicant at an advantage
  • You will be IT literate and interested in using and developing IT to simplify running the portfolio.
  • You will have some experience of coordinating and working with contractors as part of managing a property portfolio.
  • A knowledge of the legal aspects of Residential or Commercial property management, e.g.: AST’s, Statutory requirements of property management and leases would be desirable. Although training can be given.
  • Importantly you will have good people and communication skills and enjoy meeting clients and building relationships, whether that be tenants, advisors, contractors or commercial agents.
  • You must be based in or near Exeter


In return our client is offering a generous package of £30-36,000 depending on experience for a full-time position.Typical working hours are Monday to Friday 9-5.30 although flexibility would be required. This role is primarily based at he Exeter office of our client. Regular travel to properties and off site meetings is required.
