Role: Caretaker - Residential Development Site

Location: Wembley

Salary: £27,000 + Bonus

Hours: Monday - Friday (Every other Saturdays)

Role Description:

The Caretaker, reporting directly to the General Manager (GM), plays a crucial role in maintaining the development to a high standard. This on-site position encompasses day-to-day management, with a strong emphasis on health, safety, and environmental policies.

Key Responsibilities:

  • Property Maintenance and Repairs:

    • Perform both unskilled and skilled building repairs, including:
      • Tightening taps, doors, and bolts
      • Changing bulbs and light fixtures
      • Installing appliances
      • Painting and redecorating
      • Unblocking sinks and baths
      • Maintaining furniture and fixtures
  • Cleaning and Upkeep:

    • Conduct regular cleaning of communal areas, including hallways, lobbies, and outdoor spaces.
    • Ensure waste management procedures are followed, including trash collection and recycling.
    • Maintain cleanliness and organization of storage areas and maintenance rooms.
  • Safety and Compliance:

    • Monitor and enforce health, safety, and environmental policies and procedures on-site.
    • Conduct regular safety inspections to identify and address potential hazards.
    • Ensure all maintenance and repair activities comply with relevant regulations and standards.
  • Communication and Reporting:

    • Report maintenance issues, repairs, and completed tasks to the GM, in a timely manner.
    • Maintain accurate records of maintenance activities, inspections, and repairs.
    • Communicate effectively with residents and respond to their inquiries and concerns professionally and courteously.
  • Teamwork and Collaboration:

    • Collaborate with the property management team, contractors, and vendors to ensure efficient and effective property management.
    • Assist with move-ins, move-outs, and property inspections as needed.
    • Participate in training and professional development opportunities to enhance skills and knowledge.
