Role -Assistant Building Manager
Location- Watford
Salary- £40k
Your role as an Assistant Building Manager:

  • You will be working for a leading Property organisation who are known for making their employees feel valued and as a result some of the team have been with the company for an impressive 18 years!

Duties and responsibilities as Assistant Building Manager:

  • Assist the Building Manager in Facilities management and H&S compliance of both the commercial and residential aspects within the building
  • To act as a point of contact for the building, the Managing Agent, and the Client/Landlord, in all of your activities as Assistant Building Manager.
  • You will have overall responsibility for the effective operational management of the building, including key areas of Health & Safety and sustainability
  • Responsible for service charge management including setting and reviewing budgets.
  • Review service contracts and meet on a monthly/quarterly basis to review performance.
  • You will be the lead point of contact for the building, the Managing Agent and the Client/Landlord, in all of your activities as Building Manager.
  • Liaise with Managing Agent / Property Manager on credit control matters including onsite tenant visits if required.
  • Prepare a monthly management report for presentation to your Managing Agent / Property Manager and Client. If required, contribute relevant information to support your Management Surveyor in preparing asset plan updates and investor reporting both in written and presentation form
  • Ensure adequate maintenance contracts are in place for all plant and equipment and that maintenance is undertaken, both routine statutory and legislative. Ensure planned preventative maintenance (PPM) is carried out over a 5-year plan.
  • Uphold the strict security regime to ensure the safe and effective operation of the building to safeguard the Client's property.
  • Establish good working relations with Tenants and encourage their interest in the building by involvement in its local and strategic plans where appropriate.
  • Chairing/attending all tenant meetings/forums.
  • Maintain an awareness of your business environment and all issues that may impact upon the performance of the building locally and nationally and put forward progressive ideas and initiatives for improvements to your Managing Agent / Property Manager.
  • Ensure compliance with all relevant statutory requirements and codes of practice relating to Employment, Health and Safety, Fire Regulations, COSSH, Data Protection Act and all other statutory requirements relating to the management of the building. These requirements are to be implemented in accordance with the instructions given from time to time by the Managing Agent / Property Manager.
  • Use all software systems- including Elogbooks , InfoExchange , 4D Monitoring and any additional systems where applicable.



To be successful in your role, you should have the following skills and experience:
Technical Skills

  • Minimum 2 years' experience in a Building Manager or complex management role
  • Experience in facilities management and H&S compliance
  • Experience setting and managing service charge budgets
  • Able to point to a proven track record in building, maintaining and improving Client relationships
  • Excellent IT system skills. (Eg Microsoft Office suite)
