Maintenance Operative

Salary: £28,000 per annum, plus 10% performance bonus

Location: Manchester City Centre

Hours: 40 hours per week on a rota: 7am – 4pm, 8am – 5pm and 9am – 6pm, Monday – Friday.

My client offers two of Manchester’s top three build to rent communities, two high spec developments of 1, 2 & 3 bedroom apartments based in City Centre Manchester.  They offer a brand new rental experience, designed and built entirely with renters in mind. Working as part of a team of two across two sites, next door to each other. You will need to be self motivated and be able to manage and plan you time.

You will ensure their properties are inviting, well maintained and safe. You’ll spend a lot of your day meeting our customers and really influencing their experience.

You will be required to be the first port of call for their residents reporting a maintenance issue within their apartment or around the building. You will be their first response to ensuring that the high standards of the building are maintained and improved upon where possible.

You will be the familiar face of the site and ensure all tenants and colleagues are able to build a fantastic rapport with yourself. The ideal candidate will be tenant focused and driven on developing professionally and delivering stellar workmanship and producing terrific customer service.

Duties

  • Maintaining high levels of customer service with the residents.
  • Working closely with other maintenance operatives to ensure efficient working is carried out and communication is clear
  • Carrying out maintenance repairs and pre-let works within residential apartments.
  • Take a proactive approach to ensure that the developments are maintained to very high standards, filling and painting walls, basic joinery, fixing doors, locks, broken handles, changing light bulbs, switches, sockets, basic pluming, fixing leaking taps, showers, siliconing etc
  • Working from an online system that logs maintenance jobs, you should be IT literate and plan/manage your time to ensure jobs are completed.
  • Update the system when jobs are completed
  • Making sure that all keys are kept securely, providing keys and access to contractors and letting agents, as and when required.
  • Ensuring apartment turns maintenance defects are completed in timely manner including painting works
  • Litter picking, sweeping leaves, collecting garden debris and jet washing in all site areas
  • Maintain/repair equipment and ensure security of equipment.
  • Load and rotate bins with rubbish ready for collection by the local Council on the scheduled days.
  • Wash down and disinfect bins periodically.
  • Report Health and Safety issues/incidents to Management. Report maintenance issues to front desk team
  • Ensure Health and Safety guidelines are adhered to and all risks to visitors, staff and residents are removed or reported.
  • To ensure that instructions given by Management are carried out.
  • Liaising with Front Desk regarding maintenance and assist with stock recording and ordering on site
  • Regularly inspect and make sure that communal signs are clean and clear, report any signs that are damaged or missing.
  • As and when required to attend Health and Safety training courses and provide management team with all valid health and safety qualifications.
  • During regular inspections make sure that all communal areas, hallways and fire escapes are kept clear of all obstructions.

Personal Qualities and preferred skills

  • Experienced maintenance technician ideally in from a similar setting (BTR, Student accommodation, hotel etc).
  • Experience of minor repairs. Proficient trade knowledge including plumbing, painting and decorating and joinery.
  • Excellent customer service, comfortable in dealing with tenants face to face, excellent telephone manner.
  • Trade related qualifications desirable.
  • Awareness of Health & Safety practice

The regular working hours will be 40 hours per week which may include some weekends. The prospective employee will also have the be available for on site emergencies if and when they occur.
