Role: Senior Facilities Maintenance Manager / Hard FM Manager
Location: Birmingham and West Midlands
Salary: £45k- £50k including car allowance

Your role as a Senior Facilities Maintenance Manager:


The Senior Maintenance Manager will report to the Head of Estates and Contracts, and be responsible for controlling property maintenance within operational depots. Providing key support to the operational and engineering teams on site, and being the interface between Operations and Property.

You must be able to work from your own initiative and oversee maintenance of multi-site operations, whilst demonstrating strong leadership qualities.

Duties and Responsibilities as a Facilities Maintenance Manager:

  • Key interface between Property and Operations / Engineering teams at each site, ensuring any works requirements are allocated and managed appropriately, either through the PPM contractor, or by allocating to the Projects team
  • Responsible for the oversight and management, on site, of all PPM and reactive maintenance works being delivered by the PPM contractor
  • Manage, alongside the site operational teams, the permit to work process and ensure RAMS where required are submitted and adhered to, including those of property framework contractors
  • Close working relationship with Contracts Manager; specifically to ensure best value is delivered on site, to support the mobilisation of the new FM contract, and to assist in the introduction of CAFM and lifecycle systems
  • Provide quality assurance and support, ensuring planned and reactive works are completed to budgets, and in accordance with contract conditions and SLA's
  • Ensure all maintenance is completed above standard across multiple depots across West Midlands
  • Ensure all H&S and compliance is adhered to on sites
  • Work as a team within the Property and FM team to ensure work is completed to a high quality standard


To be successful if your role as Senior Facilities Maintenance Manager, you should have:

  • At least 5 years' experience as a Hard Facilities Manager or Maintenance Manager
  • Extensive experience in managing multi-site FM and property maintenance contracts in operational environments
  • Extensive working knowledge of building services systems, including heating, ventilation, air conditioning, lighting and small power installations
  • Detailed understanding of legislative / statutory compliance requirements, particularly CDM, Management of Asbestos, Control & Management of Contractors, Working at Height, COSHH and Health & Safety at Work.
  • Driving license and access to own vehicle (car allowance will be provided)
  • Good management skills to oversee a team of engineers
  • Knowledge of computer-aided FM (CAFM) solutions
  • IOSH preferable
