Job Title: Commercial Property Manager

Location: Hendon, London, UK

Position Overview: We are seeking a skilled and experienced Commercial Property Manager to oversee our portfolio of approximately 20 properties located throughout the UK. The successful candidate will be responsible for ensuring the efficient operation, maintenance, and financial performance of these properties while maintaining strong relationships with tenants and stakeholders.

Key Responsibilities:

  1. Property Operations Management:

    • Oversee day-to-day operations of commercial properties, including maintenance, repairs, and tenant services.
    • Coordinate with maintenance staff, vendors, and contractors to ensure timely resolution of issues and adherence to quality standards.
    • Conduct regular property inspections to assess condition and identify areas for improvement.
  2. Tenant Relations and Leasing:

    • Act as the primary point of contact for tenants, addressing inquiries, concerns, and lease-related matters promptly and professionally.
    • Manage lease agreements, including negotiations, renewals, and enforcement of terms.
    • Work closely with leasing agents to market available spaces and attract new tenants.
  3. Financial Management:

    • Prepare and manage property budgets, ensuring expenses are within budgetary constraints and optimising revenue generation.
    • Monitor rent collection and address any delinquencies in a timely manner.
    • Review and approve invoices, expenses, and financial reports related to property operations.
  4. Compliance and Risk Management:

    • Ensure properties comply with all relevant regulations, codes, and licensing requirements.
    • Implement and enforce health and safety protocols to maintain a safe environment for tenants, visitors, and staff.
    • Assess and mitigate risks associated with property ownership and operations.
  5. Reporting and Communication:

    • Provide regular reports to senior management on property performance, financial metrics, and notable developments.
    • Communicate effectively with property owners, stakeholders, and external partners to keep them informed and address any concerns.

Qualifications and Skills:

  • Bachelor's degree in Real Estate, Property Management, Business Administration, or related field.
  • Minimum of 5 years of experience in commercial property management, preferably with a focus on multi-site portfolios.
  • Strong knowledge of UK property laws, regulations, and market trends.
  • Excellent communication, negotiation, and interpersonal skills.
  • Proven ability to manage budgets, analyse financial data, and make data-driven decisions.
  • Detail-oriented with a proactive approach to problem-solving.
  • Proficiency in property management software and Microsoft Office Suite.
