Days & Times: Monday- Friday 9:30- 17:30 / Alternate Saturdays 9:30- 13:00

Our client is a well-established property business based in Nottinghamshire. They are on the lookout for an experienced Property Manager to join their busy, proactive tam. The Property Manager provides day to day management of the business’s residential property portfolio.

The role has individual responsibility for managing residential property via inspections both during and at the end of tenancies. This involves dealing with Tenant’s notices; liaising with Landlord and lettings department; booking and completing final inspection; determining deposits; preparing the property for the new tenancy; and completing all associated administration including notifying services; conducting periodic inspections and associated follow-up works and involves working collaboratively with the other Property Managers, providing support/cover where necessary.

Key Duties:

  • Dealing appropriately with Tenants serving notice to end tenancies, providing appropriate information to outgoing Tenants and Landlords.
  • Book and conduct the final inspection at the end of the tenancy.
  • Agree any relevant deposit deductions in accordance with scheme rules, company guidance and Client instructions.
  • Organise remedial work required prior to new tenancy, liaising appropriately with Landlord, contractor and lettings department.
  • Complete end of tenancy administration including notifying relevant service providers promptly.
  • Serving Section 21 7 Section 8 Notices when required and oversee process to regaining possession when instructed by Landlord.
  • Conducting and following-up from periodic inspections of managed property. Completing and logging the appropriate reports and communicating outcome to Clients.
  • Actioning maintenance matters arising from inspections, liaising with Tenants, Landlords and contractors as required.
  • Handling incoming property management queries in person, via phone and email
  • Allocate maintenance issues to contractors in accordance with any Client instructions.
  • Liaise with Tenants, Landlords and contractors to ensure prompt and satisfactory completion of repairs.
  • Reporting repairs to Landlords as required, handling queries and taking instructions.
  • Approving contractor invoices for works ordered.

Key Responsibilities:

  • Prioritise all client communication and ensure it is actioned in a timely way and in accordance with company procedures.
  • Maintain all computer and paper files in accordance with company standards
  • Ensure the Health and Safety manual is followed, and the office is kept clear and presentable, clear of obstructions at all times, ensuring that all deliveries, parcels, post and messages are given to the appropriate person promptly.
  • Undertake any other reasonable duties as directed by your line manager.

Requirements:

  • Experience in residential property management
  • Knowledge of RICS/ARLA guidelines and adherence to compliance
  • Knowledge of relevant Landlord/Tenant legislation
  • Provide outstanding customer service
  • Excellent written and verbal communication
  • Pragmatic decision maker
  • Attention to detail
  • IT skills including use of Microsoft products
  • Task and time management
  • Ability to work at pace in a pressurised environment
  • Willingness to complete relevant property management qualification
  • Full UK driving licence
