Our client are looking for a super organised Property Manager for maternity cover for their head-office in Bishop's Stortford. The position has the potential to become permanent for the right candidate !

The Property Manager is a vital link with the Lettings team, essential to the continued success and growth of the portfolio, ensuring tenancies are sustained and properties maintained.

The ideal candidate will have a proven track record of problem solving with excellent customer service skills. You will be working in a fast paced environment so speed and accuracy is key. Property Management experience is essential with a full understanding of current legislation.

You will need a full UK driving licence, and use of your own car for inspections.

Salary package and benefits of this Property Manager role include:

  • Basic £30,000
  • Five day working week Mon-Fri 9am to 6pm
  • Holiday entitlement

Main responsibilities for this role of Property Manager include:

  • Answer telephone, greet visitors and deal with politely and efficiently
  • Liaise with colleagues, inventory clerk, landlords and tenants as required
  • Ensure statutory safety checks are undertaken i.e. gas safety, PAT tests and EICR tests etc
  • Oversee notification of change of occupants to utility companies
  • Maintain accurate records on all property matters, logging history details
  • Add contractor invoices to the system ready for accounts to pay
  • Liaise with tenants regarding property maintenance issues
  • Vet contractors to ensure they are qualified to undertake the job, checking public liability insurance is in place
  • Arrange for contractors to undertake quotations for repairs and maintenance etc then to proceed when instructed
  • Check Payprop on a daily basis
  • Arrange property visits with tenants, weekly or when required
  • Hand section 21 notices to vacate if the landlord has instructed
  • Receive check out reports, liaise with inventory clerk, landlords and tenants ensuring the deposit return meets requirements
  • Ensure all legal requirements are adhered to

Essential skills for this Property Manager role include:

  • Property management experience essential, with a full understanding of current legislation

  • Good time management and excellent organisational skills
  • Able to work to deadlines
