Job Title: Property Manager.

Location: Liverpool.

Salary: Up to £40K.

To provide a comprehensive Block Management service for the company’s customers. To manage and maintain the property, communal areas and ensure excellent customer service.

Primary responsibilities, tasks, and duties (this list is not exhaustive)

· Ensure all of our properties are cared for and maintained to the highest standards, in line with budgets and regulatory requirements.

· Plan and implement all building processes that deliver an effective on-site operation, and excellent customer service.

· Oversee the delivery of any planned and cyclical maintenance and setting up contracts with contractors and suppliers for specific works.

· Ensure any services or works carried out at Blocks are done so to the highest standards and challenged if not.

· Ensuring all blocks are properly resourced and serviced at all times with any absences catered for in a cost-effective manner.

· Assist in the Development and Mobilisation process for New Builds and provide recommendations and guidance to our Development and Contract Teams on the necessary requirements for new developments to ensure effective Block Management can be achieved.

· Assist in the integration of any established blocks into management.

· To meet or exceed service standards and key performance indicators associated with the role.

· Provide regular performance reports to management and keeping KPI records up to date.

· Participating in learning and development activities that promote personal effectiveness and improving performance in the role.

· Engaging with any statutory/public bodies who require access to inspect and /or detail on any aspects of blocks.

· Day to Day management of block access systems and CCTV in line with any relevant legislation such as GDPR.

· Training new staff and providing refresher training on systems in place for the effective management of our developments.

· Completion of Management Packs for resales of units within developments

· Manage any lease enquiries and issues.

· Setting annual service charge budgets for blocks.

· Reviewing all service contracts on an annual basis to ensure services are tendered appropriately and the most cost-effective contracts are obtained in line with budgets in place.

· Managing budgets in such an effective manner as to ensure there is little or no risk of overspends and opportunity for savings.

· Act as the face of our developments engaging with all types of customers in a positive manner ensuring that the highest levels of customer care and service are maintained at all times.

· To assist in the implementation of any customer engagement strategies that include customer communication and events as well as feedback and satisfaction levels.

· Ensure all legal documents are up to date, recorded and filed in a presentable manner and are available for inspection at all times.

· Implement and manage safe operational procedures in blocks which identify and take account of all relevant hazards, recommending and introducing any necessary changes to working practices as required.

· Conduct regular site Health and Safety Inspections to ensure adherence with all relevant Health and Safety requirements.

· Ensure all blocks are compliant in relation to legislative requirements.

Key Requirements / Competencies

Several years previous experience working as a Block Manager.

Full, clean UK driving licence.

Ability to work as part of a team.

Computer literate.

Exceptional communication skills.

Can do attitude.

Self-motivated

Excellent written and verbal communication skills

Well-presented and professional appearance.

Professional conduct and attitude to enhance the company’s reputation.

Excellent organisational, prioritisation and planning skills.
