Position Overview:
We are seeking a dynamic and experienced Lettings Branch Manager to join our client’s team in Leicester. As the Lettings Branch Manager, you will be responsible for overseeing the day-to-day operations of the branch, managing a team of letting agents, and ensuring the smooth running of all letting activities. You will play a crucial role in driving business growth, maintaining excellent client relationships, and upholding the company's reputation for excellence.
Responsibilities:
- Manage a portfolio of properties, ensuring high occupancy rates and maximum rental yields.
- Lead and motivate a team of letting agents, providing guidance, support, and training as required.
- Conduct property valuations and appraisals to determine market rental values and secure new instructions.
- Oversee the marketing of properties, including creating compelling property listings, coordinating viewings, and liaising with prospective tenants.
- Handle rent reviews, negotiations, and tenancy renewals in accordance with company policies and regulations.
- Respond promptly and professionally to tenant inquiries, complaints, and maintenance issues, ensuring timely resolution and customer satisfaction.
- Develop and implement effective business development strategies to attract new landlords, expand the portfolio, and increase revenue.
- Stay up to date with industry trends, market conditions, and legislative changes affecting the lettings sector.
- Prepare regular reports on branch performance, financial metrics, and key performance indicators for senior management.
Requirements:
- Minimum of 2 years' experience in a similar role within the lettings industry.
- This would suit an existing Lettings Branch Manager or a Senior Lettings Valuer looking for their next career move.
- A proven track record of success in managing a portfolio of properties and achieving targets.
- Strong leadership and team management skills, with the ability to inspire and motivate others.
- Excellent communication and interpersonal skills, with the ability to build rapport and negotiate effectively with clients and stakeholders.
- Sound knowledge of relevant legislation and regulations governing the lettings sector.
- Proficiency in property management software and Microsoft Office suite.
- A full UK driving license.
