Head of Third-Party Sales Process

Basic of £53,500 with an OTE of £80,000

This is an exciting opportunity for an enthusiastic and proactive individual with excellent management and communication skills to work with the sales division, including branches and central teams, to ensure all business opportunities arising from third party suppliers are optimised and proactive upselling is encouraged. 3rd party suppliers include those covering;

  • Conveyancing
  • Financial Services
  • Auction
  • Survey
  • Removals
  • Refurbishments

KEY RESPONSIBILITIES:

  • To increase and optimise the company revenue from third party opportunities across the sales division.
  • Work with all company departments to ensure all third party opportunities are given adequate focus.
  • To be responsible for providing analysis and tracking of all opportunities, income and performance against sales and instructions reporting to the Regional Directors and Directors.
  • Optimise your focus to ensure a maximised net gain from third party activities is delivered. Ensure consistent analysis of volume vs value is in place throughout the business and that there are actions in place to delivered optimised processes first time, with sweep up processes to remedy misses opportunities later in the transaction timeline.
  • Promoting third party opportunities and results to the Branch and Central Teams to identify successes and opportunities for improvement
  • Attend branches to provide support in order to ensure minimum standards are being met
  • Liaise with Managers and Regional Directors to ensure the correct process is in place to meet the minimum standards per branch/ team
  • Maximise the business opportunity available from third parties by ensuring all potential leads are identified and followed up to conclusion, with re referrals being made where necessary
  • Highlight areas of improvement required per branch and area - setting a plan for improvement with the manager/ Regional Director
  • Identify a weekly plan of which branches/ teams require focus based on the data analysed
  • Instigate performance improvement plans where necessary with individuals not engaging successfully with the performance requirements for third party across the business
  • Follow a process of reporting to ensure that the Regional and company Directors have visibility and accountability on the execution and success of the plan or where further support is required.
  • Promote the success of these figures through reporting to Central & Branch teams as well as the Managing Director and Operations Director
  • Ensure all business opportunities are optimised for third party across Sales, New Homes & Commercial
  • Work with the branches and central teams directly on the key elements required to improve the conversion of leads
  • Liaise with suppliers to oversee their conversion rates from opportunities and ensure they are industry leading. Support them in the consistent delivery of quality feedback to the business on an individual lead basis, but also on trends and opportunities to enhance business between the companies.
  • Liaise with the accounts department to ensure the consistency and accuracy of financial reporting.
  • Ensure new starters are promptly informed of the opportunity available from third parties and how to achieve success. Deliver training support to all new employees across the business and complete remedial club support training where appropriate to ensure performance improvements where needed.
  • Call clients to secure business where opportunities are identified as valuable (e.g. New homes or key clients) and referrals that have not been successful due to process issues or misunderstanding and where they can be converted to successful business.
  • Participate in area conference calls in order to ensure high visibility of performance levels and further identify training and support requirements.
  • Understand the Company’s business priorities and utilise the daily structure to ensure you are focused on personal key activities in order to achieve the overall key objectives

TECHNICAL

  • Coach and develop staff members to ensure they have the right levels of business/third party knowledge to be able to deal with standard queries across all key areas.
  • Be seen as the technical (NG systems) expert and provide advice and expert knowledge to the company on third party matters
  • Provide advice on how to deal with difficult issues. Be seen as the escalation point and deal personally with complex issues that need a high level of knowledge and expertise

Performance expectations for the role

  • Deliver performances in line with documented penetration rate targets across the business
  • KPI measures will be based on the percentage penetration of transactions, in terms of both gross listings as well as Sales agreed.
  • Maximise and promote record breaking success to breed a culture of excellence.
  • Ensure performance improvement across all branches with specific strategies for the high performers as well as those currently failing to deliver.
  • Deliver tangible financial growth across the third party activities

Required experience.

  • It should be expected that the successful candidate will have previous Estate Agency experience and a proven track record in delivering third party results from their Estate agency activities
