PURPOSE OF THE ROLE

The Facilities Manager reports to the General Manager, supported by the Central Estates Function, and is responsible for the delivery of soft and hard Facilities Management in their designated cluster of properties and through their team, provides a well maintained, safe, secure, clean, compliant and efficient environment underpinned by great customer service. They will support the development and execution of the national FM strategy and standards ensuring they are delivered consistently locally. The role holder is also accountable for health, safety and security for their designated buildings.

KEY ACCOUNTABILITIES / RESPONSIBILITIES

• Be a brand ambaassador and always act with positive intent creating an environment where residents feel safe, welcome and settled and the team are always fully informed and well communicated to

• Accountable for the attraction, recruitment and retention of the Facilities team and their ongoing engagement through exceptional people and performance management

• Accountable for the performance of their teams and will actively participate in performance management conversations and personal development plans

• Accountable for ensuring all their properties are manned with the necessary facilities personnel according to agreed principles and property needs, that the team member is trained to deliver expected outcomes and that they are able to respond accordingly in all likely scenarios

• Accountable for creating an environment in which our facilities teams can deliver a world class student experience to our residents and each other

• Accountable for ensuring their teams’ responsiveness; that the team are taking appropriate action, resolving issues either directly or indirectly and making sure a resolution is found or the issue is escalated in the right amount of time, where applicable, they are responsible to establish the root cause and solutions to ensure it is non-repeated

• Responsible for the team’s adherence to company policies, procedures and specified and trained ways of working at all times, reflecting local nuances and highlighting and escalating requirements for change or improvement

• Responsible for ensuring the delivery of the Estate planned maintenance programme in line with statutory requirements and ensuring planned, reactive and project services are delivered in line with our quality assurance programme

• Ensuring the completion of all H&S and fire related assessments, monitoring and testing on time and in line with statutory requirements and company policies, accountable for meeting health and safety standards and always being 100% compliant

• Ensuring the continuous provision of expected services to the property, including technology in partnership with IT department

• Responsible for the security provision at the property; people, technology and equipment to maximise residents and colleagues’ safety 24-7

• Managing the property estate P and L and highlighting areas where future capital spend will be required

• Responsible for ensuring all property projects are delivered on time and in budget (supported by project team)

• Accountable for the internal cleanliness (common areas and behind flat door) and kerb side external appeal of the properties

• Provision of an out of hours on call emergency service, where applicable

• Fleet Management

• Responsible for understanding our sustainability strategy, why it matters to us and our stakeholders, and actioning the opportunities the role presents to help achieve our sustainability targets, and for encouraging and empowering the team to play their part
