Job Title: Facilities Caretaker / Maintenance Operative

Pay Rate: £14.50 per hour

Contract Type: 3 months Temp (Possibility that it could extend/become permanent)

Working Pattern: Full Time 37.5 hours per week - Working between Lombard Street and Walbrook buildings - onsite

Start date: ASAP

Purpose of the role:

Our client, a leading risk management and insurance broking company, is seeking a Facilities Maintenance Technician to join their team in the UK on a temporary basis.

As a Facilities Maintenance Technician, you will be responsible for providing facilities support to our client's estate portfolio. This includes ensuring technical maintenance of offices, managing building security systems, conducting improvement and repair works, and overseeing on-site contractors. It is essential to adhere to safe working practises and follow instructions specified by technical consultants, contractors, and manufacturers.

Key Responsibilities:

  • Maintain building assets (Mechanical and Electrical) to comply with regulations and create a safe working environment.
  • Manage 3rd party contractors for planned and reactive maintenance/projects.
  • Induct and supervise contractors, enforcing security guidelines and permit systems.
  • Conduct planned preventative maintenance (PPM) schedules for equipment and appliances.
  • Plan and manage organic maintenance and improvement projects.
  • Maintain building records and ensure compliance with statutory documents.
  • Manage building services such as FCUs, emergency lights, fire alarms, and fault finding.
  • Carry out electrical maintenance, including lighting, power distribution, and PAT testing.
  • Support the installation and commissioning of new machinery and equipment.
  • Handover buildings after refurbishments/fit outs by the Real Estate Projects Team.
  • Effectively manage time and prioritise repair schedules.
  • Perform plumbing, joinery, painting, and decorating tasks as required.
  • Ensure the security and fabric of the office and its contents.
  • Proactively inspect fabric and assets, resolving or escalating issues.
  • Test and inspect equipment, including security systems and portable appliances.
  • Comply with Health and Safety regulations and company policies.
  • Implement SHEQ measures and ensure compliance.
  • Mentor apprenticeships and assist with grounds maintenance.
  • Conduct weekly fire alarm tests.

Qualifications and Skills:

  • Excellent communication skills, both internally and externally.
  • Good IT skills.
  • Proactive and self-motivated.
  • Ability to multitask, work under pressure, and remain customer focused.
  • Flexible approach to responsibilities in a changing environment.
  • Basic knowledge of H&S regulations.
  • Professional presentation and telephone manner.
  • Discreet and flexible.

Education Requirements:

  • Full UK driving licence.
  • Eligibility to live and work in the UK.
  • Experience in managing projects and contractors.
  • Experience in a building maintenance environment.

Desirable:

  • CSCS card.
  • Engineering degree or equivalent.
  • City and Guilds or NVQ qualification.
  • NEBOSH certification.
