Job:            CDM Disrepair Surveyor          
Location:    Gloucestershire and surrounds      
Contract:    12 months fixed term       
Salary:        £47,000 + van + coffee card  
 
BRC are working with a large Housing Association who are looking for a CDM Disrepair Surveyor to join the repairs team on a fixed term contract basis. You will undertake building inspections, diagnose issues and develop repair solutions to resolve customers property problems often related to damp, condensation and disrepair.
 
This is a key role where you will act as an expert witness liaising with legal teams and contractors to compile work schedules, ensure repairs meet regulations, and help mitigate liability from legal claims.
 
You will need to strong technical skills and attention to detail to promote property safety whilst controlling costs.
 
Key Responsibilities:
  • Use specialist professional expertise and knowledge to provide a building pathology assessment / survey of property defects to specify and rectify faults, and at the same time reducing liability to legal claims.
  • Lead on the provision of specialist advice on the selection, appointment, retention, and fees for specialist contractors e.g. damp and structural experts.
  • Compile detailed schedules of work ensuring value for money, programming and scheduling resource and materials with the in-house resource or contractors, ensuring key target completions dates are monitored and achieved, undertaking post inspection to mitigate further claims and validate works completions.
  • To be responsible for ensuring that all legal reports, documentation, data and supporting evidence etc is properly collated in the required format(s) and responded to within the required strict timescales.
  • Liaise with Joint and singular experts to ensure disrepair and other works are agreed, scheduled, completed, and accurately recorded. Work with legal representatives to mitigate losses and exposure to risk.
  • Proactively challenge the recommendations made by Single Joint Experts in order to best represent the Groups interests at Disrepair hearings.
  • To represent the housing association as required in court as a designated expert witness and to attend court to give legal and technical evidence both oral and written.
 
Qualifications:
  •  Relevant chartered professional membership (RICS; CIOB or equivalent).
  • Relevant construction qualification – (HNC, degree or equivalent).
  • Knowledge of contract management in an Asset Management or construction environment.
  • Knowledge and understanding of disrepair legislation, notably The Homes (Fitness for Human Habitation) Act 2018 and Housing Health and safety Rating System
  • Substantial experience of repairs and maintenance service delivery; sustainability and construction and contract administration.
  • Strong IT skills and data analysis.
 
Additional Information:
  • Must have a full driving licence.
  • Hybrid working options available. 
  • Social housing experience is desirable.
  • Equipment will be provided.
  • Training on the system will be provided.
  • Be able to complete an enhanced DBS check.
