Cobalt is seeking a Building Manager to take ownership of two commercial developments in Central London, delivering a first-class FM service for your customers who represent a variety of businesses and entities. These two assets of around 150,000 sq ft between them, play host to a variety of events and visitors, making this role ideal for a sociable Building Manager who thrives off of the idea of building an engaging, inclusive community across the developments. You'll lead the team of site staff and contractors, overseeing the physical asset and maintaining it to the highest standards, working with the full support of an industry-leader.

As part of this role you will:

  • Manage building amenities professionally and seamlessly for occupier's satisfaction, ensuring a welcoming environment and service standards.
  • Foster occupier engagement and community building through forums like occupier meetings and events.
  • Conduct regular contract meetings with suppliers, assessing performance through KPIs.
  • Manage demised services for occupiers opting for a managed solution model for FM services.
  • Procure goods and services following departmental/site procedures, using appropriate templates.
  • Assist in producing Service Charge budgets and monitor accounts.
  • Validate invoices and monitor expenditure, reporting significant variances to the Management Team.
  • Address service/maintenance issues promptly and ensure accurate property information is available.
  • Ensure all property works adhere to health and safety regulations and maintain OHSAS 45001 objectives.
  • Cover planned and unplanned absences of the Management Team.
  • Support implementation of national/regional FM service strategies.
  • Attend internal/external meetings or training sessions to maintain professional competency.

As the successful applicant, you'll be able to demonstrate the a track record in managing full buildings, including plant room equipment and common areas, whilst you'll have managed service charge budgets previously. An IOSH is a necessity for this role.
