Are you an experienced Block Manager looking for a new challenge? This is an exciting opportunity to join a small, fast growing, family run company based in their Barnet branch.

The Block Manager is a vital part of the Lettings team, essential to the continued success and the growth of their portfolio, ensuring tenancies are sustained and properties maintained. The ideal candidate has a proven track record of problem solving with excellent customer service skills.

The successful candidate must have previous experience in a Property Management role .You must hold a full UK driving licence and own your own car.

Salary package and benefits of this Block Manager role include:

  • Basic £35,000 to £50,000
  • Mon to Fri working week 9am to 5.30pm

Main responsibilities for this role of Block Manager include:

  • Liaising with leaseholders and residents, dealing with maintenance issues and general queries
  • Liaising with contractors to instruct necessary repairs as required.
  • Conducting regular site inspections and reporting to client
  • Carrying out the Section 20 consultation procedure when necessary
  • Attending client and director meetings as well as evening AGM's
  • Setting service charge budgets, issuing service charges, helping to chase arrears and keeping good accounts
  • Responding to solicitors’ enquiries and dealing with post sale documentation
  • Issuing notices for lease breaches and in accordance with Health & Safety
  • Administering contracts and renewals with utility suppliers and contractors
  • Dealing with insurance renewals and claims

Essential skills for this Block Manager role include:

  • Good organisation and time management skills
  • Previous experience in a property management role
  • Impeccable written and spoken English
  • Proficiency in Health and Safety
  • Understanding of landlord and tenant acts, ARMA guidelines and RICS Codes
  • Previous experience of using Propman is preferred but not essential
  • Excellent IT literacy
  • Demonstrable Customer Service and Management experience
  • Ability to prioritise work effectively
  • Be able to work alone and on own initiative as well as within a team
  • Hold a full UK driving licence
