We are looking for a voids surveyor to work within Regeneration Rehabilitation. You must demonstrate that you have void surveying experience and also hold a City & Guilds or equivalent qualification in Surveying / Building. PURPOSE OF JOB: To carry out individual tenanted and void property surveys (pre or post), on site supervision of works and associated administration. To ensure the cost effective repair, maintenance and improvement of the housing stock (void properties), to ensure that good quality workmanship and compliance with lettable standard. To effectively manage contractors on site and ensure smooth handover of Void properties at post inspection stage. To carry out pre-inspection and prepare specification for void work as required. To participate when required in the out of hours emergency call out rota. DUTIES: Carry out the following range of duties: 1) To provide training and support to non technical Officers and other staff to ensure accurate and efficient ordering of repairs and works as required. 2) To carry out the duties of other Void Surveyors in both the postholder’s and other teams across the R&M service to provide cover for holidays, sickness and workload. 3) Carry out technical surveys and/or post inspection of properties and any consequent writing of detailed specifications/defects sheets in accordance with a schedule of rates and lettings standard. 4) Prepare detailed survey reports and technical investigations within the team's scope and job cost limits. On occasion the postholder may be asked to undertake more extensive and detailed work. 5) Check work in progress and on completion to ensure compliance with specification requirements and Health and Safety Legislation. 6) To liaise with colleagues in other teams to ensure that complaints and disputes are resolved effectively and efficiently. 7) To liaise and communicate with other teams on issues such as health and safety, fire regulations, insurance, legal implications and asbestos. 8) Manage and monitor contractors and issue all necessary documentation in the case of non-performance to ensure contract compliance. 9) Agree variations to orders where applicable and provide all necessary correspondence to allow interim and final payments to be made in a timely manner. 10) Undertake post inspections in accordance with guidelines of invoiced work, reporting on quality, quantity, cost and compliance with target dates for completion of work. 11) Ensure all works are procured are in accordance with budgetary limits, Standing Orders and Financial Regulations and achieve Best Value as required 12) Monitor and provide performance information on workload and contractors performance. Produce progress reports as necessary. 13) To investigate customer complaints as required within timescale and ensure satisfactory contractors compliance, and make recommendations to the Customer Feedback Officer on proposed remedies. 14) Participate in and follow up regular estate inspections with Estate Managers, tenant representatives and caretaking staff, to ensure communal repairs are identified and remedied in a cost effective and timely manner. 15) Ensure all required records are maintained and that the Housing Management System is updated daily with results of all inspections. 16) Attend regular progress meetings with contractors and consultants and take appropriate action on performance and quality. 17) To liaise with QS team on variations to orders, post inspections and contract monitoring and programming if required. 18) To carry out all necessary tasks to ensure the successful delivery of programmes of work including undertaking property surveys, providing specifications, carrying out on site supervision of contractors and dealing with post works enquiries. 19) Undertake any site visits and progress inspections as necessary to ensure satisfactory completion of works to standard and timescale. 20) Carry out post inspections of completed repairs to both individual properties and communal areas to ensure compliance with standards of quality, specification and price, recalling the contractor as required. 21) Perform all administrative tasks associated with pre and post inspections including variations, and customer liaison.
