Sales Negotiation & Valuing experience essential

In your role as Valuer, you will be prospecting for new business, undertaking free market appraisals/valuations with a view to winning new business/sales instructions.

Your property experience will need to be broad; you will be valuing anything from one-bedroom flats to six-bedroom Victoria villas for owner-occupiers, as well as acting for landlords in the sale of Buy to Let properties - ranging from one-bedroom flats up to ten-bedroom student properties. Excellent negotiation and communication (verbal and written) skills are a prerequisite.

You will also be responsible for selling a variety of properties, from one-bedroom flats to large student investment properties and family houses. You will book and undertake property viewings, encourage and take offers, maintain all log notes of conversations about offers and sales, negotiating and agreeing deals, progressing sales including chasing lawyers, surveyors, etc, assisting buyers with remedial repair quotes, and renegotiation, etc.

Simultaneously, you will keep in touch with buyers, sending out mail-shots, handling phone calls and front office enquiries about properties for sale and undertaking viewings with prospective buyers.

You will have a certain number of clients/property files for which you will have responsibility.

These clients will expect the negotiator who is looking after them to make contact as soon as the property is listed for sale, arrange a visit to the property (if we have keys and the property is empty they can visit when they like) to familiarise themselves with the property's features and benefits, and discuss/confirm the marketing strategy we are putting in place.

You will then have to keep the client up to date at least every 14 days, more often if events are unfolding, and ensure the client has all the stats regarding Rightmove views, enquiries, viewings, offers, etc.

You will have certain KPIs to meet in order to maintain high standards of customer service and protect our excellent reputation in the area.

In order to fulfil this role, it is anticipated you will undertake a mix of office-based work and working outside the office on viewings. This is a very varied and demanding role, but one that is flexible, variable and exciting. No two days are the same!
