Senior Property Manager

Our Client is a leading property development company established since 1975, carrying out luxury residential schemes across Central London and within The M25.

Due to expansion we are seeking a full time enthusiastic, highly motivated and experienced individual to join our busy office.

The role will be based at the Harrow office and the successful candidate me have a robust experience in dealing with all aspects of property management, service charges, budgets, leases and insurance.

Your duties will include (and not limited to)

Preparing service charge statements( backed up with invoices and other evidence)

Preparing budgets

Explaining variances between actual and budgeted service charges

Dealing with lessees and managing agents.

Monitoring rent, service charge payments and chasing outstanding monies.

Liaising rent reviews.

Working knowledge of current government legislation and RICs & ARMA best practice.

Experience in implementing Health and safety policies, Risk assessment

Reviewing and negotiation all service contracts to ensure we are getting value for money

Reviewing and implementing a strategy for improvement of contractor services.

Introducing estate management strategies for new incoming blocks for management.

Successfully helping with the review of streamlining processes to improve resident contact

Empowering lessees with better understanding of the rights and obligations under the lease.

Implementing an arrears recovery process to minimise the use of legal services and maximise income.

Obtaining dispensation for Fire Safety relating works.

Increasing resident satisfaction levels through improved communication and transparency of information.

Promoting RICS good practice on managed estates.

Dealing with all aspects of insurance (dealing with insurance brokers, making insurance payments and dealing with claims).

Preparing monthly/ quarterly invoices for rent and other general property issues.

Liaising with the maintenance team.

Visiting our freehold blocks & properties and making sure the maintenance is up to standard.

Liaising and dealing and coordinating with internal and external stakeholders.

Reviewing processes and procedures, implementing enhancements to improve the overall performance and service.

All other general office and adhoc duties (e.g. filing, answering telephone)

The successful candidate need to enthusiastic, and eager to get involved and lad from the front and must be willing to take ownership and responsibility.

The ideal candidate must have:

A can do attitude and ability to take up all challenges.

Communication skill, verbal and written.

Computer literacy (especially with all Microsoft programs such as excel, word& power point).

Able to work independently with own initiative and drive.

Experience and knowledge of letting & property management.

Ability to solve issues.

Ability to work with incomplete information

Can work individually as well as with the team.

Must have an up to date knowledge of legal changes.
