Contract Term: Contract basis
To supervise the performance of Project Surveyors and to be responsible for theaccurate surveying of properties including more complex works in the region capturing all relevant data to ensure appropriate decisions are made in respect of major works, repairs and maintenance activity resulting in enhanced customer loyalty.
-Responsible for the operational delivery of major work refurbishment, modernisation and improving properties to meet the Parkside Business plan expectations.
-Line manage, Project Surveyor including allocation and monitoring of work, carrying out regular one to ones, appraisals and risk assessments.
-Taking lead to review and monitor Asbestos Surveys, Fire Risk Assessments, delegating tasks to project surveyors and ensuring these are included within the scope of works to each property.
-Identify and sign off commissioning for works including gas, Legionnaires and Asbestos prior to any work commencing and take any action as necessary to ensure the safety and properties.
-Responsible for ensuring compliance with health and safety, pre inspection work, to include and facilitate inspection surveys to properties as required.
-Receive and analyse survey reports, scope of works specifications and pricing schedules recommending action and works required in line with programme requirements.
-Manage the major works programme as required specifically pertaining to M&E services and structural repairs including post inspections, defects, certification, and for the raising of orders contributing to the successful completion of the programme.
-Responsible for the effective initiation, management and delivery of identified works onsite in line with programme requirements.
-Capture and seek approval for any variations in spend in line with financial procedure and policy and seek approval of the Surveying Manager before committing the association to additional resources.
-Responsible for pre-site inspections, during the works and post works inspections ensuring the works have been carried out to agreed cost and quality standards.
-Effective record keeping, files, data, reports etc. accurately record and be accountable for the accurate and timely production and recording of information, financial, Health and Safety and job ordering data.
-Develop and maintain a collaborative working relationship with other staff areas, contractors and consultants with focus on ensuring high levels of customer satisfaction.
-Attendance at scheduled meetings including out of hours, holding meetings and recording minutes when required.
-Monitor contractor performance to ensure the work undertaken is in accordance with Key Performance Indicators therefore resulting in the work being delivered to the appropriate programme and quality standards.
-Resolve customer complaints at a local level and escalate as appropriate in line with company policy.
-Effective management of access arrangements, and where required, decanting and/or arranging respite accommodation in order to deliver a high level of customer engagement.
-Ensure that all works are undertaken in accordance with all statutory requirements, health and safety policy, industry codes of practice and group procedures.
-To undertake any other duties reasonable and commensurate with the role.
Knowledge, Skills & Experience:

-Sector or building services/construction experience or appropriate technical qualification in building services or construction e.g. NVQ Level 2, ONC or equivalent
-Experience of working in a technical team within the social housing sector specifically pertaining to building services and structural repairs
-Knowledge and experience of HHSRS (Housing Health and Safety Rating System)
-Excellent customer service skills and experience of managing relationships
-IT skills and experience of multiple systems
-Strong client engaging skills
-Financial awareness and an understanding of Value For Money
-Practical knowledge of Health & Safety including gas, Asbestos, electrical and fire safety regulations
-Sector or building services/construction experience or appropriate technical qualification in building services or construction related degree desirable
-Understanding of Section 20 Leaseholder Consultations and FTT exposure
