Sales & Lettings Negotiator

Location: Shoreditch, City Fringe

Salary: £ 20.000 basic + commission, OTE £ 40.000

My client is a driving force in both the residential and commercial markets, selling and letting properties, creating new homes in the City of London and surrounding areas. A privately owned company focused on providing exceptional customer service, with 6 offices across the City.

This is an exciting opportunity to join a small team in a high profile office. We are looking for a positive individual with some property experience to work under guidance as a negotiator handling rental and sales enquiries, viewings and transactions.

We are looking for a good communicator who is self-motivated, sales driven and can provide excellent customer service. Working in the clients best interests and building relationships with clients is something that they take extreme pride in.

An interest in property, architecture and design will be an advantage given the quality of homes in the area.

Internal and external training to be provided on legal processes, the company’s IT systems and procedures.

The Role

As a Negotiator you will be responsible for registering new applicants and updating and maintaining relationships with existing clients and tenants and buyers. You will book and carry out viewings and to negotiate the rental terms and the sale of residential properties. To meet agreed performance targets and service standards of the Company whilst abiding by company policy and statutory legislation.

Whilst your role will focus mainly on generating viewings and keeping in contact with your applicant database, you will also support the Sales Director and Senior Lettings Negotiator as required generating leads and booking in valuations. You will be given the opportunity to assist and support the New Homes department, working with them to create opportunities and to work on sales launches as required.

Key Responsibilities:

  • Registering new applicants
  • Booking and conducting accompanied tours and viewings

  • Following up on enquiries and building relationship with applicants

  • Maintaining and update database keeping records on applicants and ensuring feedback recorded for Landlords and Vendors

  • Achieving targets in new let and sales agreed/exchanges

  • Keeping detailed file notes of conversations with Landlords and Tenants

  • Negotiating offers between landlords and tenants

  • Informing Property Management and Finance of any new deal when Reservation fee is taking

  • Chasing references

  • Ensuring that check-lists are checked off for new deals and renewals;

  • Ensuring that as soon as an offer is received, a Notification to Rent is sent to Landlord and returned prior to the Tenancy Agreement being drawn up;

  • Ensuring Proof of Identity and Address is obtained from Tenant at the Reservation fee stage;

  • Ensuring references are thorough and if there are discrepancies, the Landlord signs an indemnity.

  • Communicating fully with all team members throughout the process

  • Checking a property, a day prior to the commencement of the tenancy and calling the tenant the day after as a courtesy

  • Providing a high level of customer service to Clients and Customers at all times

  • Requesting testimonials from tenants buyers and sellers

  • Negotiating sales offers under the direction of the Sales Director

  • When new rental deal is agreed, load necessary details and produce Success Form for Co-coordinator to action.

  • Gaining valuations and looking after potential vendors to actively promote the brand

  • Distributing marketing material and assisting with canvassing

  • Dealing with customer enquiries
