The Company:

Our client is a property management organisation and they look after blocks of flats, converted houses of multiple occupation and modern housing estates.  They tailor their service to specifications of each development.  They also control all aspects of the management of each individual development in house, whilst keeping an emphasis on high quality.

The Job:

We are delighted to be assisting our client with their need for a Property Manager.   This role is based in Bristol and due to expansion, they are able to consider someone who is keen to move into a Property Management role or someone who already has experience. 

Key duties and responsibilities include:

  • Managing of high profile residential block developments
  • Carrying out site inspections to ensure that blocks are properly maintained
  • Attending and chairing AGM's, EGM's, residents meetings
  • Management of day to day queries on remedial works, repairs, maintenance and other issues
  • Control of documentation and invoices pertaining to works within the portfolio liaising with contractors, finance and internal contacts
  • Preparation of annual service charge estimates and reviewing expenditure
  • Instructing contractors to deal with works required including monitoring contractor performance
  • Dealing with all aspects of Health, Safety and Fire risks and where necessary liaising with Insurers and Loss adjusters as well as the in house health and safety team

The Person:

For this role it’s essential you have either working in lettings previously and are keen to move into property management or have studies property management or work in property management before.  Or our client is also happy to consider experinece in estate or block management or letting or property development or construction. In addition to this experience it’s also important you have:

  • Customer focussed with a commercial approach
  • Strong communication with clients and contractors
  • Good time management and ability to prioritise
  • Confident in IT to assist with use of bespoke in house software

The Benefits:

20 days holiday plus bank holidays, some additional discretionary holidays at Christmas, car parking

The Location:

East Bristol, with car parking

The Hours:

Monday – Friday 9am – 5pm with 30 minutes for lunch

The Salary:

£23-27,000 depending on experience
