An established, market leading, independent Estate Agents are now looking for an experienced Property Manager/Administrator.

Property Management - Property Administrator

The Role:

  • Ensuring gas safety checks are up to date
  • Ensuring electrical safety checks are up to date
  • Arranging inventories, check in and check out appointments
  • Advising utility companies of meter readings
  • Co-ordination of estimates and undertaking of repairs by contractors
  • Negotiating and co-ordinating renewal contracts
  • Negotiating the return of deposits between landlord and tenant (including co-ordination of any repairs, cleaning as required
  • Drafting final statement of repairs for accounts to process
  • Day to day correspondence
  • Tenant referencing and monitoring process via referencing agency
  • Preparation of tenancy agreements
  • Sending EPC instructions via website

Property Management - Property Administrator

Skills Required:

  • A calm, unflappable person, with strength of character (required when dealing with issues like return of deposits or repairs required to a property)
  • Systematic approach with strong administrative skills
  • Problem solver
  • Ability to work under pressure, whilst maintaining attention to detail
  • Secretarial skills would help so that the applicant would be able to generate their own letters. Longer reports can be dictated and compiled by other personnel if necessary.

Property Management - Property Administrator

This role is a pivotal position. The main focus is the issues surrounding property maintenance, property management and deposit resolution at the end of the tenancy. It requires a special talent to keep both the landlord and tenant 'on side’. For example, sometimes a tenant can get quite stressed when there is a relatively minor delay on the repair of a washing machine etc. At the same time, there is the occasional landlord who may need to be pushed to spend money on his property. The person who will fulfil this role successfully will need to have all of the skills listed previously. The job can often be very demanding.

The successful applicant will also have the ability to build excellent long-term relationships with our landlords; most of whom are professionals.

As well as dealing with individual tenants, you will also deal with industry professionals and corporate clients.

Remuneration:

£18,000 basic salary plus commission with on target earnings of £21,000 to £23,000 + £2,000 car allowance.
