Project Commercial Manager

• To assume full responsibility commercially of projects
• Working closely with others within the business and stakeholders to jointly deliver the scheme, giving commercial guidance and assistance to stakeholders.
• Must have a clear understanding of both MEP and Civil based activities with experience in NEC / JCT form of contract and management of risks involved.

• Implement commercial best practice to maximise value and minimise risk and cost.
• Implement commercial processes to ensure contractual entitlement is realised.
• Implement commercial processes for cost capture, valuation, procurement and reporting.
• Responsible for creation of robust coding structure to facilitate accurate cost capture.
• Management of Subcontractor accounts in line with agreed subcontract
• To establish agreed benchmarks and KPI's for the Contract.
• To play a leading role in the Management Team; manage and/or carry out if required all normal quantity surveying duties; to comply with the organisations values; and to ensure maximum recovery of all contractual entitlements.

• Ensure compliance with the organisations systems, processes and procedures to deliver post contract management on contracts.
• Manage direct reports
• Work within the strict deadlines required under the Contract(s) and as required by the Company
• Prepare commercial reports including Cost Value Reconciliations and cash flows
• Exercise full cost control of project(s) including providing and monitoring budgets and forecasts in conjunction with the Project Manager/Senior Commercial Manager
• Leading on the production of weekly/monthly cost and value reconciliations and forecasts and advising the Project Manager/Senior Commercial Manager
• Assist and advise the Project Managers and site teams in ensuring timely issuing of all notices required under the Contract(s)
• Identify the existence of all variations (changes) to the works in conjunction with other project team members
• Identify the existence of any "claim" and "extension of time" situations in conjunction with other project team members
• Endeavour to ensure that all contemporary records are kept by the project team members for use in supporting claims, extensions of time, and the evaluation of variations
• Manage all aspects of subcontract procurement and payment
• Support the tender processes and strategy as required
• Provide commercial and financial feed-back to the Estimators
• Provide commercial support as required / directed
• Maintain professional working relationships at all times
• Provide all cost/commercial information required under the Contract(s) (S-Curves, Forecasts PHRetc.
• Ensure that the Client receives no commercial "surprises"
• Submit in a timely manner applications for payment, and endeavour to ensure the Client issues payment certificates in accordance with the Contract(s)
• With each application for payment submit final anticipated Client outturn costs
• Submit in a timely manner Change Requests, with price and programme effects, for subsequent agreement
• Provide sound commercial and contractual advice to the Project Manager and other team members • Effective Communication - communicating with clarity information such as company objectives and business briefings. Developing a two way rapport with individuals ensuring people feel valued. Giving effective feedback, both positive and developmental. Running effective meetings for better results.
• Leadership and Team Building - delegating effectively. To lead, motivate and develop individuals towards the achievement of personal and company objectives. To build effective and productive teams. To influence change.
• Performance Management - To manage issues of conduct or capability of their staff. Conduct formal performance reviews in a timely manner. Manage others expectations. Maximise their own time and that of the team. Set SMART objectives and measure achievement against these. Handle 'difficultpeople’ and 'difficultsituations’ with positive results. Understand the needs of others and recognise differing styles.
• Develop People - Identify necessary areas of development and mentor / coach others to success.
• Recruitment & Managing Resources - ensure the right person is appointed to new jobs. Determine pre-training objectives and perform post training evaluation ensuring value for money.
