New Build Conveyancer

Job Purpose:

We are looking to recruit an experienced New Build Conveyancer to join a highly reputable and successful Legal Firm’s New Build department. The ideal individual / candidate will have previous new build experience within a law firm.

Key Responsibilities:

  • overall responsibility of designated sites from instruction to completion;

  • reading and compiling notes whilst also revealing and raising queries and enquirers on all site information and searches;

  • daily communication with onsite sales negotiators to identify targeted exchanges,

  • once targeted exchanges have been identified these are to communicated to the New Build Manager and placed on the "Targeted Exchanges" whiteboard;

  • Check files to ensure "ready to exchange";

  • update the "New Build Completions" calendar once notice has been served;

  • give regular updates to onsite sales negotiators with the progressing of plots;

  • taking instructions from clients;

  • Raising client enquiries with solicitors for developers;

  • Ensuring Help to Buy requirements are met (Form 1 and Form 2);

  • sending terms and conditions of business and estimates of fees and disbursements;

  • carrying out all electronic ID checks of clients;

  • carry out OS2 and Bankruptcy searches and ensuring these remain in date;

  • Issuing contracts and dealing with any related sale or part exchange enquiries;

  • collating and sending or checking supporting documents;

  • exchanging contracts and completing the transaction;

  • dealing with all financial aspects of a transaction; including checking and signing off proof of funds.

  • carrying out and checking pre-contract searches by checking whether the property is affected by local authority proposals, leases, easements or covenants, mortgages, land tax, susceptibility to flooding or subsidence, or liability for unsound building structures and repairs;

  • receiving and checking mortgage instructions from lenders and undertaking specific tasks required;

  • preparing transfer and mortgage deeds;

  • regular communication with the accounts department to ensure the receiving of mortgage and client funds within 24hrs of completion;

  • establish and maintain relations with onsite sales negotiators - regular phone calls and site visits and attending launches and shows

  • ensure the site master file kept up to date with the latest information;

  • raise any issues immediately and in good time to the New Build Manager that may affect exchange or completion deadlines.

    The post holder needs to be able to demonstrate the following core competencies to a high level and use these to their full ability in their work. This is more important than having a great deal of direct experience of the job content, and we will be looking for evidence of all the following competencies during the selection process, if you are short-listed.


It is expected that all staff within the New Build Team will occasionally rotate roles to enable them to learn the duties of other team members and hence provide adequate cover during holiday and sick leave.
