Lettings Manager

We are currently partnered with a private organisation who is acting as a provider of affordable homes across the UK.

We are looking for a Lettings Manager who has a local authority background to join this organisation.

Duties:

1.To lead on letting and re-letting the organisations rented homes, through working in partnership with local authorities and ensuring all residents have had robust pre-tenancy assessments completed.

2.To manage the key risks of issuing new tenancies to residents, through ensuring a consistent and robust pre-tenancy assessment is carried out and has management sign off. This includes identifying when references or further enquiries are required and liaising with partner organisations.

3.To liaise with the local authorities to arrange to join their lettings (CBL) scheme or common housing register and liaise to arrange training and or access to their systems and understanding their advertising and shortlisting process.

4.To liaise with the Organisation's Acquisitions Team, Project Managers and Employers Agents, to plan and manage the handover of rented homes, to manage the advertising or requesting nominations from the local authorities.

5.To identify and agree with local authorities any local marketing or sensitive lettings required on particular sites or for particular homes, continuously focussing on the sustainability of our tenancies and demonstrating our commitment to be a responsible social landlord.

6.To liaise with the organisation's managing agents, who will manage the homes and tenancies, following sign up. To communicate with the managing agents, to advise of tenancy start dates and oversee efficient and customer focused handover into management.

7.To be responsible for formal reporting and monitoring of lettings, including statistical returns such as CORE and local authorities' data returns.

8.To create and review policies and processes for how lettings and sign-up services will be provided to residents, following our digital, paperless approach.

9.To establish information on the website and customer portal (Engage) and other digital platforms about lettings and for the lettings and sign-up processes residents.

10.To seek and use resident feedback to understand the customer experience and identify service improvements.

11.To identify innovation to continuously improve our service offer and ensure our digital platform evolves and mirrors how people transact with service providers in other areas of their life.

12.To provide advice and guidance to colleagues about lettings' regulation and legislation and requirements.

13.To meet the key performance targets, ensuring lettings, customer satisfaction with the move-in experience and other key areas are performing on or above target.

14.To manage or monitor key risks associated with the lettings and sign-up processes agreed with the Housing Services Director.

15.To build relationships and represent the organisation externally, at local authority and regional lettings forums, with local authorities and with partner housing associations.

16.To lead on management transfers, mutual exchanges and other letting and move-related matters, liaising with residents, our managing agents and other third parties as required.

7.You will have exceptional interpersonal skills, enabling you to build and maintain relationships with residents, peers and other partners.
