Experience

  • Minimum 2 years recent Lettings experience
  • Demonstrable winner of new business and instructions
  • Recent experience in a senior/supervisory role managing a team of Negotiators
  • Industry recognised qualifications such as NAEA, NFOPP and ARLA are advantageous but not essential
  • IT literate with knowledge of standard letting agency software.

Responsibilities

  • Attend to valuations and deliver new instructions
  • Generate landlord leads through marketing activities
  • Monitor and improve the quality and quantity of incoming tenant leads assisted by the AM.
  • Negotiating strong commission fees with landlords
  • Manage the existing team of lettings negotiators to a high standard
  • Coach and improve existing and new lettings negotiators
  • Monitor overall and individual performance of all lettings team members
  • Recruit into the lettings team as appropriate
  • Deal with staff training and regular performance appraisals
  • Liaise with the AM & MD on staff performance, market conditions and any issues that arise
  • Be aware of competitor performance and activity
  • Health & Safety of team and office
  • Ensure all available portal advertising marketing tools are in use


Objectives

To increase the number of units currently under management whilst ensuring existing units coming back to the market are re-let. To increase market share of instructions in SE10 and E14 and the secondary postcodes, E1 and E3. To support, train and advise the lettings team to meet and exceed all targets as required.

Department Organisation

  • Staff appearance and presentation
  • Responsibility for office tidiness
  • Lettings list and other collaborative documents fully populated and up to date
  • Window adverts rotated on a regular basis

Administration

  • Maximising portal lead value by ensuring properties are relevant & appropriate for applicants needs
  • Ensuring systems such as OCL/Pre-Occ/MICL are followed
  • Ensuring all files are ready for move in 3 days prior to move in date
  • Ensuring all 1st avenue processes are followed from holding deposit through to sign off

Communication & Customer Service

  • Ensuring the team maintains frequent contact with active applicants and landlords
  • Treating customers fairly in accordance with 1st avenue service standards and principle

Health & Safety

  • Staff trained in safety aspects and codes of conducting viewings
  • Wet floor sign out if raining
  • Fire extinguishers accessible and signage correctly displayed
  • Ensuring no one is smoking or vaping in the office

Knowledge

  • To implicitly understand the legal frameworks that surround the letting of a property.

Training

  • Make certain lettings team members adhere to legal statutes and Ombudsman code of practice
  • Support and train lettings negotiators on company systems and principles
  • Ensuring your team understand the importance of and how to use the OCL, Pre-Occ and MICL
  • Following up training to ensure your team continue to understand current legislation
