Lettings and Property Manager… Our client is a successful firm of property managers and are looking for a lettings and property manager with sufficient experience to run all aspects of an AST portfolio. You'll be specialising in properties in the Kensington, Notting Hill and Hammersmith areas where they have a strong client following and provide a very effective AST property management service. Ideally ARLA qualified, you'll be in complete control of your lettings and property management portfolio.

The portfolio currently covers approx 70x properties, with access to other landlords through an associated property management business, and you'll be working closely with landlords, tenants and contractors. While you'll have backup from other departments (eg accounts, surveyors etc) you'll have complete control of the lettings and property management side and should have in-depth knowledge of letting regulations including landlord and tenant law and the use of section 21 and section 8's. A full clean driving licence is required and you should be well-organised and able to prioritise and keep calm under pressure. Duties include:

  • Arranging viewings
  • Negotiating offers
  • Dealing with lettings paperwork e.g. referencing, right to rent etc
  • Negotiating and issuing renewals documents, change of occupancy
  • Handling check-in and check-outs including booking inventories and transferring utilities
  • Handling negotiations and returns of tenancy deposits
  • Day to day management including planned and reactive maintenance
  • Carrying out routine inspections
  • Ensuring GSI, PAT, legionnaires, smoke alarm and electrical testing is carried out annually
  • Replying to emails and keeping databases up to date
  • Keeping abreast of legal changes and adapting terms of business, legal forms and tenancy agreements when required
  • Keeping an up to date log of departmental income
  • Chasing arrears and issuing legal notices when appropriate
