As Head of Land and New Homes you will need to:

  • Be responsible for the process of bringing New homes to market effectively to include all aspects of marketing for New Homes, working within budgets agreed
  • Work closely with the Marketing Communications Executive on the design of all related branded marketing material and to ensure that the company are compliant in all matters related to New Homes in Berkshire
  • Responsibility for Client management of all New Homes developer clients as the first point of contact for all matter related to the marketing and post sales activity of new Homes
  • Recruitment and selection of company new Homes staff
  • Day to day responsibility for all Staff employed by the company in the activities of selling new Homes to include all one to ones, performance management reviews and capability meetings
  • Work with SST (centralised Sales Progression team) to drive the conversion and speed of sales pipeline to exchanges
  • Increase our penetration of the New Homes market by targeting developers for agent free sites and converting tail end units from tied sites as well as drive additional instructions to branches through part exchange business.
  • Be the main liaison between New Homes and company Branches and drive sales activity/traffic from all company branches
  • Work alongside other departments in order to prepare detailed business plans regarding any department investments such as manning or marketing a new site to ensure that decisions are made based on profit
  • Work closely with the Land and Development Manager to assist in Land activities with specific reference to the driving of instructions for company New Homes in Berkshire
  • Take responsibility for all health and safety related matters with regards to the marketing of New Homes


  • To attend monthly conference calls and branch meetings with managers to overview new homes activity within Berkshire
  • To run a database of all potential new homes instructions and to regularly contact developers to obtain instructions
  • To assist the Land and Development Manager with research into pricing for sites and attend branch and site visits and meet with developers to discuss appraisals/pricing
  • To proactively arrange and attend meetings with developers to pitch for new instructions
  • To regularly attend new homes sites including special product launches which may take place outside of standard contracted hours
  • To keep in regular contact (minimum once weekly) with all new homes clients and report feedback to them on progress and pricing strategy
  • To speak to the SST manager weekly to discuss progress on the new homes sales pipeline
  • To organise the advertising of sites to include press advertising, boards and internet
  • To attend operational meetings to report on activity and results
  • Daily management of all Sales staff whether based centrally on site or in company branches
