Position: Contracts Manager - Social Housing Reactive Repairs & Maintenance
Project: Social Housing Repairs & Maintenance
Location: SW London Package: £45-50k plus car etc
To lead, manage, develop and supervise the repairs and maintenance team.
Ensuring successful operational delivery, with a focus on quality of work, value for money and customer satisfaction.
Responsibilities & Key Accountabilities:
Delivery of reactive, day to day works on time, to cost and quality, whilst ensuring excellent customer satisfaction Develop and review service levels to ensure programme deadlines and financial targets are achieved.
To manage, supervise, train and coach the staff allocated to the post in the delivery of their work.
Direct reports: 3x Supervisors, 1 Senior Supervisor, indirect reports- trades operatives and administration team Dealing with sickness and absence, as well as carrying out 1-1s, disciplinary and any capability meetings.
To be responsible for the budgets/P&L Experience/knowledge required Demonstrate expertise in key areas such as Health & Safety, Contract Management and Partnering.
IT skills including the ability to utilise the full range of Microsoft software, including Excel, and PowerPoint and database systems.
Evidence of commitment to continuing personal development.
Strong understanding of budget management
Excellent technical knowledge across areas such as Voids, Responsive and Reactive repairs, health & safety and ability to make informed decisions based upon specialist technical and expertise knowledge provided by others.
A practical understanding of what constitutes excellent customer care, how it can be measured and improved and a commitment to delivering it and an experience of working with residents to improve service. Good understanding of schedule of rates (SOR/natfed codes)
Experienced within contract management
Experience inengaging with and consulting with all residents (including tenants and leaseholders) including both good practice and statutory obligations.
