Working in association with a privately-owned property Investment Company owning a unique portfolio of freehold office, residential, hotel, retail and leisure properties based in Canary Wharf, we are seeking a pro-active experienced Commercial Asset Manager with commercial unit experience to join our team.
The role will play a pivotal part in the company's long-term strategy providing the candidate with exposure to a variety of duties and both internal and external stakeholders.

Assisting Head of Asset Management and Asset Managers dealing with core tasks.
Preparation and maintenance of Tasks listing
Undertaking routine property inspections to ensure lease covenant compliance
Liaison and management of approved FM provider including supervision of repairs
Monitor and advise on all Health & Safety obligations for landlord and tenants
Monitor compliance with Health & Safety requirements relating to Fire, Water, Asbestos & PPM
Monitor contractors’ maintenance performance to common areas
Management of insurance broker, including the reporting & monitoring of insurance claims.
Monitor Insurance warranty provisions for all vacant units.
Monitoring lift and plant & machinery inspection reports and supervision of any required works.
Monitor rating liabilities in relation to void units
Management of rates mitigation programme on vacant units
Monitor and liaise with utility providers on vacant units
Monitor and advise service charges budgets against actual expenditure
Maintenance of commercial EPC schedule.
Supervise the appointment of contractors works / repairs for ad hoc works
Liaison with Asset managers on voids, legal issues, maintenance and repairs
Monitor and approval of 3rd party contractors’ invoices
Preparation and maintenance of property profiles
Skills and Experience:
Member of the Royal Institute of Chartered Surveyors (MRICS), or equivalent qualification.
Educated to a degree level with a concentration in business, finance, or real estate
2-3 Years relevant management experience
Superb evaluation, analysis and written skills
Sharp observation, strong communicator and ability to build and maintain quality relationships at the highest level
Attention to detail, open to change, creative and flexible
Able to work under pressure, prioritise, be organised and execute tasks in a fast-faced environment
Ability to manage risks by mitigating and/or highlighting risks and identifying and proposing solutions to risks
Computer literacy sufficient (MS office)
Salary - £25,000 to £35,000.
28 days holiday including banking holidays, increasing by 1 day for each full calendar year of service.
