Commercial Finance Analyst

Commercial Finance Analyst is responsible for running in-depth viability analysis on potential acquisition opportunities, running feasibility studies and appraisals, bringing into play an understanding of local markets and business environments and involvement in the subsequent Board approval process. The responsibility continues post-completion, into the development phase, with day to day maintenance of key financial documents used in the preparation of capital expenditure reporting for each asset. There is also a focus on subsequent maintenance capex requirements, ad hoc analysis and post completion project appraisals. The role will provide a pivotal link between the property team and the finance team.

Key Accountabilities:

  • Assistance in the preparation of development appraisal financial models for new pipeline building acquisitions, to include capex budgets, budget P&L statement and key profitability metrics

  • Liaising with internal departments to understand and take ownership of all key inputs and assumptions in the financial model and preparing sensitivity analysis to demonstrate alternative viable deal structures • Retrospective analysis on completed projects

  • Development of a database of key market information, for the use in future feasibility studies

  • Preparation of key market information and analysis, for inclusion in the memorandum presented to the Board as part of the approval process, requiring a keen attention to detail and presentational skills.

  • Liaising with project managers within the property team to gain an understanding of current job status for each project - movements in cost/timing/plans

  • Weekly meetings with the Commercial Finance Manager to provide project updates on anything that will impact profitability and liquidity including movements in forecast, cash flow and programme

  • Completing the month end procedure, to include an understanding of and commentary on any movements to prior month reported figures and variance to budget

  • Analysing actual cash outflows on monthly and quarterly basis

  • Timely preparation of the monthly reporting pack

The Applicant:

  • Educated to degree level or equivelent
  • Part-qualified or finalist (ACCA/ACA/CIMA)
  • Real Estate or Property background
  • Understanding of accounting concepts
