Client Side Property Manager

Many Block Managers reach a good level of experience in their career then look for a new challenge and working with a Developer is often the perfect next step to take! We’re currently on the lookout for a confident Leasehold Professional to join a small yet steadily growing London Developer as their in-house Property Manager.

They currently outsource the management of their blocks of apartments to Managing Agents but with a few more developments completing this year, they now feel it would be better to bring the full process in house. In this role you’d be managing 50 units across 3 blocks which includes 7 AST units that they’ve kept hold of to rent out. Another 3 blocks will be completing this year and will be of a similar size and managed in a similar format. A background in both Leasehold Block Management and Rental Property Management are there for essential in this role as you’d be overseeing both.

As their ideal new Block Manager, you’ll be confident in all aspects of the role from preparing and managing service charge budgets and section 20 major works to health & safety and AGMs. You’ll also work on the ongoing management of AST apartments which will include booking maintenance works, check ins and outs, rent collection, tenant referencing and taking deposits. The core of this role will be leasehold property though, so they need someone who can work autonomously and set up new systems/processes with them, including management databases and ongoing contracts.

Their Managing Director describes their office as relaxed and fun at times but driven and productive when they’re working to deadlines and taking on new challenges. They uphold incredibly high standards and are looking for a Property Manager who comes with the same mindset. New developments handing over is an incredibly exciting and busy time for the team and they chose to surround themselves with team players who work hard to achieve and celebrate shared successes.

Minimum Requirements

  • Around 3 years’ experience in Residential Block Management
  • Previous experience in AST Property Management
  • Professional with excellent communication, IT and organisational skills

Desirable Requirements

  • Industry qualifications such as IRPM, RICS or IOSH/NEBOSH
  • Previous experience working directly with Developers
  • A successful track record overseeing new builds through handover/snagging

Salary Range & Benefits

This position is offering between £30K - £35K depending on experience/qualifications but may consider slightly higher if you really stand out from the crowd!
