Clerk of Works - The organisation:

We currently have an opportunity, based in Manchester, to recruit a Clerk of Works for the Development Team of a National Housing Association.

Clerk of Works - What you will be doing:

  • To ensure all contractors comply with all the requirements of the relevant contracts. This will include ensuring that contractors are properly supervised with regard to quality of work, specifications and contract documents and compliance with deadlines;
  • To assist the Development Team and Consultants in the preparation of specifications and other tender documentation to ensure best value in relation to price and quality;
  • To oversee works on site and to undertake role of Clerk of Works.
  • To assist the Development Team in aspects of contract administration. This includes attendance at site meetings, technical specifications and preparation of written reports;
  • To ensure all contractors and sub-contractors comply with statutory and policy requirements including those relating to tenant liaison and equal opportunities;
  • To ensure Contractors are robustly managed and standards adhered to;
  • To provide assistance / guidance to operatives / administration staff on repairs service and technical advice;
  • Assist in ensuring all insurance claims are dealt with in line with the Associations procedures; and
  • To ensure daily documented records are kept on time spent on each development including inspections, visits and observations with evidence utilising technology as appropriate.

Clerk of Works - What you need:

  • Sound knowledge of building construction & maintenance
  • Understanding of contract supervision and Clerk of Works role
  • ONC Building Construction or equivalent. HNC or Institute of Clerk of Works desirable
  • Knowledge of the built environment and building maintenance including relevant experience in the inspection of building new homes and the remedy of maintenance problems;
  • To be conversant with current legislation and statutory requirements relating to building and inspection works;
  • Experience of carrying out property inspections, the diagnosis and remedy of maintenance problems and preparation of schedules of work;
  • Experience of supervising Building contractor/Developers on construction sites;
  • To have an understanding of health & safety regulations and working practices relating to construction sites;
  • Experience of establishing effective working relationships with other officers, outside agencies and tenant groups;
  • Competent in using IT systems in order to be able to prepare and interpret specifications and prepare schedules or work utilising a variety of formats
