Our established client who is the main residential landlord of London, offering an unrivalled spread
of rental properties varying in size from studio flats to large period townhouses
In this challenging role, as a Senior Residential Manager/ Building Surveyor, you will lead the newly created Residential Management Team. You will manage three Residential Managers and a trainee/apprentice and have budgetary accountability for the gross to net performance of the residential portfolio

As a Senior Residential Manager / Building Surveyor your primary activities will involve:
• Primary responsibility for the the day to day running of the Residential Management Team including leading and motivating the team. Tasked with setting strategic goals for the Department, developing these into operational plans and successful implementation
• Standard service to be in accordance with the RICS code of practice, current legislation and the standard operating procedures of the company
• Inspecting, assessing and diagnosing faults and repairs, specifying works, procurement and overseeing the performance of contractors
• Providing building surveying expertise to other members of the team as directed.
Duties & Responsibilities
Operations Management
• Carry out technical due diligence surveys, property inspections and produce survey reports
• Oversee Property Manager's dilapidations process, prepare schedules of condition and produce reinstatement cost assessments
• Liaise with Projects Team on refurbishment and build projects
• Responsible for compliance relating to residential portfolio, taking action or escalating any issues relating to non-compliance
• Identify opportunities for providing additional services to tenants and put proposals to Residential Director
• Responsible for taking the appropriate action in response to any legal notice received in relation to a managed Residential property
• Ensure Credit Control targets are met for rent and service charge collections
• Review and implement a strategy for improvement of Contractor services
• Review processes and procedures, implementing enhancements to improve the overall performance and service
• Deliver best-in-class service to customers, measurable in externally conducted customer satisfaction surveys
Leadership and Development
• Manage a team of three Residential Managers and a trainee/apprentice ensuring delivery of excellence in Residential Management
• Manage performance and development of team including objective setting, completion of performance reviews and creation of personal development plans

Financial / KPI Reporting
• Oversee preparation of monthly, quarterly and annual financial reports
• Accountable for budget preparation and analysis - with a focus on operating expenses
• Development of departmental strategy goals with Residential Director

Qualifications, Skills and Experience
• MRICS / FRICS / Qualified Building Surveyor
• Knowledge and understanding of Housing / Rent Acts Legislation
• Knowledge and previous experience of Residential Property Repair and Construction including working with listed buildings, CDM and Asbestos Management
• Health and Safety Legislation knowledge and understanding
• Able to foster relationships with other members of the cross functional team. Exhibit ability to
develop relationships and partner with members of the organisation outside of the cross functional
• Demonstrate highly developed listening, written and oral communication skills. Able to make persuasive arguments and reflect the appropriate sense of urgency and determine the proper business partners to resolve problems and share information.
